Construct all mid/high rises (mostly mixed use housing/hotels) with a tailgating element on the rooftops and ground floor retail/restaurants. It would attract more tailgaters, add more hotels near the Superdome, and build a bridge between Canal Street and Poydras/South Market. Parking garages give you more parking options in the area. Hell, you could even open a few bars over there for the "fresh off work" crowd.
The difference on Poydras/Loyola with Dave and Busters, Hurt Donuts and Chick-Fil-A is night and day. Add more of that on the next block and you have another new area to help people spread out and not be concentrated by the FQ/River.
Warehouse District is another area that's night and day different from when I was in high school (early 2000s). Adding the River District will add another.
The potential is there, and who knows, it may already be in unofficial discussions. It makes too much sense. But, the city has to be in GROWTH mode for it to happen and unfortunately, that means local government has to be at the forefront for the right reasons.
