I think this was the original intent for these buildings - Cirrus was always supposed to be condo while Cascade was always planned rental. . . unless I'm not remembering this correctly (and I followed these pretty closely). . .

Sorry for not clarifying that this was speculation on my part. My knowledge is that the condos have not performed to expectations while the multifamily has outperformed (same as the rest of the MF market which is generally on fire right now), so I wouldn't be surprised if they were looking at changing up the programming as what occurred with 1000M and The Reed.

This is assuming that there's no required condo vs rental mix in the LSE masterplan or something though.

Any renders of the Wabash side of this bldg, specifically at street level. From the floor plans it looks like a blockade wall, pedestrian street life buzz kill.

I think the challenges for 1000M and The Reed have more to do with putting a luxury product in that part of town. . . the buildings in Lakeshore East does not suffer from the same issue. . .

The South Loop is not a luxury destination. . . that isn't to say you can't build a luxury product there, but it will take longer to develop. . .

Building doesn't extend to Wabash; it only goes to the alley.


For the time being, the view from Wabash will be 10 floors of parking faced with metal mesh. Above that, the tower will look pretty similar to the Michigan side.

Streetview shows that the empty lot on Wabash is being used for staging.

So who owns that Wabash lot? and what are the prospect after this project is complete?

I just realized that if they put the casino on the 78, that west and south facing units of 1000M are gonna have a really nice bird's eye view!

This has been an incredible week for Jahn's legacy. Between the Thompson Center decision to largely retain core elements of the building to the restart of 1000M, I'm glad to see his work will continue to be a prominent feature in Chicago for a long time.

Wasn't there an article way back when this first broke ground about a small child excited to see the construction from his window next door? Looks like he's getting an early Christmas present this year.
