Totally forgot about this project near Steele Indian School Park.

I’d like more height and density, but why are people worried about a luxury development near the light rail?

I think it's more about the following:

It's a gated community which is anti-urban, especially since it's so close to a light rail station and right by a public park
Not a dense project
Project looks like it belongs in the suburbs
Opportunity wasted for a walkable, dense project
You mentioned more height but who wants to live in a 4-story or 5-story townhome??

A true, luxury townhome project would be like the million dollar ones at Central/Palm Lane.

This makes more sense. I was guessing they were going to pull some light rail crime talking point out. While denser cities do have 4-5 story townhomes, I don’t think we are there yet, and that isn’t really what I meant by wanting more height and density.

This is a pretty good summary of the problems and missed opportunities with allowing this type of development next to Light Rail. Council should reject this development, but they probably won't.

There's a taller, denser, better designed, and more pedestrian-friendly townhome project near my apartment in the armpit suburb in which I live.

This project blows. Calling it luxury is the extra joke here--it looks like an asphalt-choked 1970s dump. Phoenix deserves much better.

Well said. There is also the aspect that most people living in this style of residence will be more NYMBY'ish and could impact nearby potential taller/denser development in the future.

It seems like the questionable projects (72 townhomes) almost always come from out-of-state architects designing in a 'desert friendly' manner. I genuinely wonder if they fly out for a site visit or to see how PHX has evolved

I understand that you can't win them all, but it's definitely a common theme among the lame projects...

I dont mind townhomes but I agree this project is really suburban, would fit better in Scottsdale or chandler than in midtown.

This project was supposed to be reviewed by the City Council yesterday. I haven't been able to find anything online. Does anyone know if it got their recommendation or did they push back?

Looks like it was continued to April 6th.

just got a set of plans to bid the henri apartments 312 units. NW corner of 5th ave and van buren. 7 stories

Nice! Yes, it's the Toll Brothers one. Did the bid include any of the renderings? Anything else you may be able to share?

These are from the prelim approval documents, not sure if they have changed any since. No renderings were provided.

Jeez, that complex is big. I know it compares to the Fore property nearby but having 7 stories stretch like that is intense.
