I hope The Bowen and Domain Tower II get some good lighting design. They're not exactly groundbreaking architecture, but Domain Tower II will be by far the tallest outside of downtown/UT area.

Domain III (19-stories, 274') may be starting soon. The site plan was approved in October, and about 20 obligatory building permits were filed today.

Very interesting, they put all that grass down and a sprinkler system where the tower was suppose to go and big sign in front of it facing Braker advertising a future tower.

It was looking like it was delayed indefinitely but maybe they have a tenant interested in it now and will start it up after all. Why else would they have those building permits now ?

Take a look at this, something did change, go to stonelake website and look for towers 3 and 4


Looking at the Stonelake website something has changed for the tower.

there is now an investment data of January 2021 and this listed

Key Project Dates:

Designed and Permitted: March 2021
Groundbreaking: June 2021
Core and Shell Delivery: June 2023

Tower 4 shows an investment date in Jan 2024, so that one appears to be still delayed

dumb question.... would zoning have to change for there to be an actual high rise at the domain??

There are several high-rises at the Domain. What is the height you are looking for?

The max height in the Domain is 308' to the roof in a very limited area. The max height to the roof in Broadmoor is 360' which is also in a very limited area. Taller than that would of course need zoning changes.

Yes, I should have rephrased. I suppose 400' +

When that happens, do we suspect the developers would get pushback from anyone? I mean, it's not as if there's some annoying neighborhood association that would oppose. I have no grasp as to when we'll first hear of something much taller, but I would bet it'll be within the next 6-7 years.

I'm glad that we aren't seeing anything really tall outside Downtown/central core at least not yet. I do feel that it's only a matter of time but I like that DT is continuing to fill out. I'd rather have a densely packed DT with the tallest towers than having the focus shift to density nodes. Once DT gets closer to full build out then get taller in areas like the Domain/Broadmoor, Riverside corridor ect...

I hear you. I guess I don't see it as an either/or with the rate of growth in Austin, but I definitely want the core to the THE primary downtown and central hub of the region, not one of many random ones. I don't think that would ever change at this point.

I'm the opposite. I'd rather let some lots in DT sit underutilized for some time for future redevelopment. I think that will allow demand to build over time resulting in taller towers, greater architectural diversity (rather than everything having been built in a 20 year span), and will allow DT flexibility to respond to future urban needs (e.g. the differences that will come from having an actual pedestrian-oriented transit system, where we might not have such a need for huge parking podiums).

Now is the time IMO to kick-start these nodes. Start getting some density there in preparation for the train system, allow them to develop character so that people will have reason to live/travel there when our transit system comes online.

The apartment building replacing the old Chase Bank on Anderson Lane has a name: 27 Eleven

I love this. Lived in this hood for a year when my family and I moved here in 2016. There're just so many parking lots in and around this stretch of Anderson Ln, and many of them are just begging for this kind of treatment. And TBH, it's stuff like this that slowly starts to turn the character of a neighborhood around, from absolutely 100% car-centric to 95%/5% walkable.

It's not new news, but the Burnet corridor is also ripe for this, too. Just have to get the neighbors on board.

The Broadmoor Block A site plan was approved and released today. Block A is for a 14-story office building and a 13-story residential building.

Some of the recent files added to the site plan are not opening yet. But based on what's available, The Block A apartment building was reduced by one floor to 12, and the issued permit is only for the apartment project - no mention of the office building.

That's good to see. I get the sense that as soon as Broadmoor gets uncorked, the place will really start to move quickly.
