The best-capitalized developers can get financing without presales. They take more of the risk themselves, which makes them better bets for the remaining financing.

They might not want to tie their money up that way, but during the downturn when presales were next to impossible (in my city at least) it was the only way to build a condo.

The benefits can be huge. You can build with 2016 dollars but sell with 2017 or 2018 dollars.

Not at all. It appears to go with the design aesthetic they're trying to achieve with the office tower and the nearby existing buildings. I don't see why Kroger's word mark is ugly, but to each their own. Personally, I find the simplicity of the painted logo over the painted CMU, or whatever material will be used, to be refreshing and much better than throwing up some gaudy signage. Again, to each their own though.

Atlanta's overdue for a new development thread! This one is just over the 20,000 mark now. Anyone willing to compile a rundown for the city? How accurate is devmap?

We actually already have a pretty comphrensive project and development list in the Atlanta sub-forum - http://forum.skyscraperpage.com/showthread.php?t=209829 . However it's just for the city of Atlanta and not the suburbs around it(Decatur, Perimeter, Sandy Springs, Cumberland, etc) which have a ton more development as well.

I guess this thread is more for general discussion of the developments.

I would like to see all high rise and major development throughout the metro area covered. Other than the new Brave's development there is little covered in that area; sporadically we get coverage on other developments OTP, but we could be more comprehensive. The development map is quite good and covers the metro area well. It would be nice to have a listing of all that is actually under construction. It might be hopeless to follow every proposal in the works for this huge metro area. Maybe we need a thread just on speculation of things to come and put an end to repetitive comments in the main development thread about projects such as Eviva and tall buildings that have been speculated on for years and may never, ever, be realized. .

THis morning at 3rd and Peachtree St. The roof is off and they were taking the facade down by hand from the insdie.

I am absolutely thrilled to see the JPX project moving forward, and it will be nice to see something so different architecturally going up on Peachtree. The views should be spectacular from the units as well.

i can get why someone who had to live through years of that awful color scheme in the 70s being everywhere wouldn't have positive associations with the color. a lot of people my age only got to see that particular style through the lens of hollywood movies, so a lot of us think it's a "cool retro" color. i think i agree with you on this one.

Me too. I can't think of a better location in Atlanta than living next door to the Fox. I really hope the other JPX tower in Buckhead goes up too. Almost all of the best-looking projects are either going up or are about to. It's a really improved spread in terms of quality. The Modera tower, the Yoo tower, the Hanover towers, and the JPX towers are upping the bar for design in the city. Hopefully a better wave of architecturally superior developments ensue.

JPX Buckhead already started I thought. This JPX next to Fox is going stick out wonderfully in the Skyline. It will definetely be visible once you pass the BOA tower on the connector.

I think they are waiting until a certain number of units are sold before they start, as is characteristic of condominium units. Funny thing, I read last year the midtown tower would go up in May and the Buckhead tower would go up in August; but it looks like they are both late. It will definitely add a taller building farther down closer to the borderline, furthering the vision of a solid skyline from downtown to midtown.
