Looking gigantic. With all the proposals going around Gore Park it might almost look more big city than Dundas Square.

That is large. The transition from old to new is a little clunky but overall it's a good direction.

Hamilton Heritage Committee Declines to Designate Kresge Building on a 6-5 vote

Hamilton's Municipal Heritage Committee declined to designate the former Kresge department store at 43-51 King Street East in Downtown Hamilton.

A staff report stated the Committee could designate the building as culturally significant. However, the report stated the building did not meet designation criteria for design/physical value, nor did it qualify as a landmark.

The developers, LIUNA and Hi-Rise Group, presented at length revised plans for the two tall buildings - 25 and 34 storeys - development.

New plans include creating a two storey podium at the base of the towers that pays homage to the original design elements of the Kresge building, including ground level retail.

After a lengthy debate regarding the role of the Heritage Committee in municipal governance and approvals, the committee voted 6-5 to not designate the building.

Of the three City Councillors on the committee, Aidan Johnson voted to designated, both Partridge and Pearson voted to not designate.

The developer holds valid demolition permits, a date for demolition has not been publicly released.

I'm not sure if thats a replicated building, facade or renovated Krege's building but if it turns out like that render, I honestly don't care. I just wonder if downtown is ready for this kind of development. The Right House directly on the other side of the intersection is still 80% vacant.

That is a pantload of density to sit on top of the retail, pretty sure it would generate some commercial fasibility . The RightHouse would be a great convesrion to residential on the upper floors .

Because of this, and the other proposed projects going on right now, I think that eventually the downtown and Hess village are going to be epic! Kinda wish that I could move back to Hamilton before the prices get crazy...

With these two towers, William Thomas Residence, and the Connaught then Gore Park is going to get hopping and the sea of parking to the north has to start filling in...

Graziani + Corrazza is one of the worst architects in Toronto, so I am not sure how to feel about this one? Hopefully Liuna guarantees some quality here.

compared to the rest of the GTA hamilton is dirt cheap. Especially when comparing to downtown Toronto, the only other area to offer a similar style of urbanism.
