When they finally build the Blue line through there, SO MUCH of that area is going to flip.

YES! I can't wait to see what the blue line will bring to the area. I live in Wooten near the intersection of Anderson and Lamar and can't help but cry a little whenever I drive by the HUGE surface parking lot where the Hobby Lobby is at 183&Lamar. This will be prime real estate ripe for transit oriented development once the blue/orange lines terminate at the North Lamar Transit Center. I dream of a Triangle like development here.

It'll take awhile to get to the spot in question -- the second leg of the Blue Line, to Tech Ridge, really has to start taking shape in a more serious fashion. But yeah, all of Lamar is going to be a major development target in the coming years.

I'm also bullish on the potential of the HL tract. Also the one SE of the Lamar/183 intersection.

If you haven't already, I encourage you to register your support with CapMetro for the Option 2 design option for the North Lamar Transit Center.

I don't mean to nitpick, but it is actually the Orange Line at that location. The Blue Line shares tracks with the Orange Line from Republic Square Station to the North Lamar Transit Center but terminates at the NLTC. At least that is the current concept. If ridership on the north extension justifies having 2x service like between Republic Square to NLTC, they could run Blue Line trains all the way from AUS to Tech Ridge, but they would have to purchase additional vehicles to maintain the projected headways.

Yep, I stand corrected, Orange line it is. We've been talking a lot about the Blue and how it will complicate the CC renovation and I think my mind decided to make everything Blue all the time.

I live right by this lot and am happy to see it get developed. I am curious about what kinds of businesses will rent Class A office space in this location. Anyone have any ideas? Medical offices maybe? Or just smaller companies that want a modern office space but don't want to pay downtown or Domain rents?

Lots of activity about to pop off in North Lamar/Burnet corridors...

1. 6801 Burnet Road: This is the site of the former Frisco Shop which closed a number of years back. Demo is wrapping up on the restaurant, retail, and apartments that are making way for an apartment complex similar to the one next door to it.




2. 7113 Burnet Road: Fencing now surrounds the site.




3. 6709 N Lamar Blvd (Broadstone North Lamar): Concrete is poured and two crane bases are in place.




4. 2711 W Anderson Lane: No picture the the underground parking pit seems to be filled in and the first columns above ground and being formed.

Site Plan filed for 7600 Burnet VMU. This seems to be the lot where the 5-6 story Chase Tower sits SE of the Northcross mall tract. Anybody know anything about this?

Exciting stuff. Will be interested to see what happens to this lot. It's just so much unused parking, and underutilized office space.

Just as an aside, that stretch of Burnet continues to be kind of wild to me. So much stuff that's frozen in amber and/or underdeveloped. Given the amount of wealth sitting in the neighborhoods on either side of the road, why there aren't more bougie shops, or better food options is beyond me. Not to mention the number of autobody shops that are legitimately still autobody shops.

I guess I should just assume that the neighborhood council has objected to pretty much everything from the git go.

Totally agreed! Right after I posted this I found a demo permit for the abandoned Maund Imports used car lot across the street from this site at 7545 Burnet Rd. I think this area is going to blow up with everything happening just a few miles north around the stadium. Not to mention the underutilized/abandoned commercial stuff along this stretch of Burnet clashes with the $1.5-$2 million dollar homes going up everyday it seems in Crestview.

Wow, the Maund thing is huge, too! It's been empty since at least 2015 when we lived in Crestview. Long time coming!

Interesting, in TCAD the new owner of 7545 is "7600 BURNET ROAD LP". So they bought the property across the street. I wonder if they're planning to use the lot for construction staging or something?

Or worker parking or something. Though seems like that they could do with the lot as it is. Just spitballing.

It just seems a bit odd that it's under the same LP ownership. Even if it was the same ultimate individuals increasing their ownership in the area, why use the project-specific entity for that.
