Another development has been proposed for the soon to explode Poplar Road corridor, this one being a medical office.

(address is 981, about 1 mile east of the hospital)

Orchard Hills Business Park "Breaks Ground"

My understanding is that the "specific customer" they're waiting on is still APL Logistics, who will be serving Yamaha.

Between this, Bridgeport Industrial Park and the commercial development along Poplar Road, Exit 41 and 44 are going to look completely different a decade from now.

Construction Begins at Massive, Unnamed, Distribution Center at Orchard Hills

http://thecitymenus.com/2018/06/25/c...-orchard-hill/

Quote:
A new development at the former Orchard Hills Golf Club is moving forward with infrastructure improvements. Prologis, a logistics real estate investment company, is currently in phase one of its large-scale construction project in which a distribution center will be built at the site of the former golf course located at 600 GA-16 in Newnan.

“Right now, they are waiting on a specific customer before they begin construction on the building, so it’s going to be a build-to-suit for whoever decides to go into that location,” said Coweta County Development Authority President Trae Westmoreland.

Westmoreland said Prologis plans to build a distribution center on 280 acres at the former Orchard Hills Golf Club.

A Prologis spokesperson told The City Menus that the company hopes to finish construction on the 1.2-million-square-foot facility by early 2019. According to renderings obtained by The City Menus, “Building “100” will have up to 234 docks while a “Building 200” will be slightly larger at 1,492,400-square-feet and will have 318 dock doors.

“They are still waiting on a buyer; it’s going to be a build-to-suit project,” said Westmoreland. “The owners of the park who bought the property from the golf course will have 70 acres remaining that they will have the option to create a manufacturing site or commercial and retail space on the frontage.”

Westmoreland praised the project as part of a number of positive growth developments in the area.

“It’s another sign of continued growth in this 85-South corridor,” said Westmoreland. “We’re doing our best to manage and get the best kind of growth we can, as well as making sure we don’t overburden our local area. This development will bring in good tax revenue and good growth for our community.”

A thought did occur to me. I pray that Coweta County and GDOT have plans to improve the Exit 41 interchange.

Right now, it's only built to handle rural traffic volume, and there's no way it'll be able to efficiently handle all of the freight traffic from Bridgeport and Orchard Hills 5-10 years from now (not to mention whatever commercial establishments crop up to support them).

That area is already seeing backups during peak traffic times.

Extended Stay America (Hotel) Coming to Newnan

It will be located on Hollz Parkway, next to the GRTA Express Bus parking lot.

This is quite possibly the least visible location for a hotel I can think of (at least until the I-85 Amlajack Interchange happens several years from now), but whatever...

Founders Studio Expansion (Mixed-Used Development)

The folks involved in building Founders Studio have decided to capitalize on the momentum with Pinewood Studios and build their own live/work/play development called Founders Square.

Plans call for 76,500 square feet of offices, an 80-room hotel, 21 townhomes, 101 apartments and more than 200,000 square feet of stores and restaurants.

Wilksmoor Village - 180 Homes - Peachtree City

https://thecitizen.com/2018/07/05/pe...res-wilksmoor/

Quote:
The Peachtree City Planning Commission on June 25 recommended the approval of a rezoning request on 66 acres in Wilksmoor Village for 180 homes.

The property totaling 66.5 acres exists as several adjacent parcels zoned GI (general industrial) and AR (agricultural residential) and is situated along the CSX rail line at Senoia Road. The property is bordered to the south by the Everton subdivision and is located immediately north of the Wilkes Grove Church. The Cresswind subdivision is located to the west, directly across MacDuff Parkway...

...Century Communities representatives addressing prices said their homes would average $360,000...

Fischer Crossing Progress ***FINALLY***???

I just took a look at the Coweta County Board of Commissioner's agenda for 7/24 and the owners of the Fischer Crossing land have submitted a rezoning request.

http://www.coweta.ga.us/home/showdocument?id=17272

Quote:
8. Request to Set Public Hearing on August 21, 2018 Regarding Petition # 007-18 Filed by Southern Trust Capital,
LLC Requesting to Rezone Property Located at the Northeast Corner of Fischer Road and SR 34 East,
Sharpsburg District 4

9. Request to Set Public Hearing on August 21, 2018 Regarding Petition # 008-18 Filed by Southern Trust Capital,
LLC Requesting to Amend Condition # 18 of Previous Petition # 005-13 Associated with Property Located at
Northeast Corner of Fischer Road and SR 34 East, Sharpsburg District 4
I also noticed the last time I was down that way (last weekend), they had cleaned up the property.

Here are the preliminary site plans.

After strong opposition was expressed by a family who has owned nearby property for several generations during the public hearing, the rezoning request for this was voted down by the Coweta County BOC 2-1 (my understanding is that a minimum of 3 yes votes are needed in order for a rezoning request to be approved), as one board member was absent and another recused themselves due to a conflict of interest.

They will have to wait a minimum of 6 months before they can resubmit their rezoning request. That said, I believe they own several other parcels along Poplar Road, so maybe they will try getting this built on one of those other parcels instead...
