I was downtown at Zen Thai picking some food and Adeline did look about halfway there. I could see phase 2 of the Link as well driving down central. X Phoenix looks cool driving on the i10 east towards downtown. Hopefully more development happens further west of down town in the coming years.

Sumitomo will renovate, rebrand the former Collier Center

What I'm really looking forward to is the 2-story retail plaza being renovated and given an exterior makeover. Wonder when that happens next?

It looks like it still has that first floor parking area, which is a shame, but I'm 99% sure that's a temporary use until there's demand to lease it out for something more productive.
