If I am not mistaken they have 2 years to start construction before the zoning change expires unless they apply for an extension. I am not sure of the exact date the zoning bylaw was changed for their project but I'm thinking that it puts the end date into late 2023 or early 2024.

^ even if it isn't, their current demonstrated rate of construction in Osborne Village is about a floor every 2 years. So this would be about a 40 year build out for this developer.

Nope, I’m betting they won’t do anything until Halo Towers are done and leased up at least.

This is just my random internet forum person assumption based on the fact they have a whole bunch of projects ongoing and probably can’t finance them all at once. Also apparently REITs aren’t doing so hot right now.

Private Pension Partners will also be starting a 3 building project on Shaftsbury next to the Tuxedo Golf course. You know the one where all the NIMBY neighbours lost their minds asking us to think of the children, they are taking our parkland. It is a vacant field with an old house on it.

Thankfully it was approved and they hope to start next year. This project will proceed ahead of the Portage project.

Back in May 2023 the owner through their lawyer asked the city Property & Development committee for an extension to April 28 2024 on the zoning and subdivision bylaw for the property.

Their lawyer said there were issues with registering the plans with land titles and they were working to resolve them.

Maybe the problems have not yet been resolved?

I did not see any thing on the May 9 2024 meeting agenda for a further extension but it could still show up for a later meeting

This almost certainly means nothing but I noticed today that the north half of the site had been cleared of snow. It looked like it had been done pretty recently so it was hard to make out if it was just being used for parking.

Interesting! Believe technically legally can’t be used as a parking lot so I’ll start keeping an eye on it and make complaint if it does.

Hope this means the start of something.
