The government recently approved for phase two of the Saigon Centre project to be developed under license and investment planning of Ho Chi Minh City. Accordingly, the project will have two towers of 66 and 88 stories, The towers is to be located in the heart of Saigon.
As planned, Saigon Centre is a building complex located on Le Loi street, Ben Nghe Ward, District 1, Ho Chi Minh city on an area of two hectares. The advantage on this project is adjacent to four front line center Le Loi, Huynh Thuc Khang, Nam Ky Khoi Nghia, and Pasteur.
Cenceptual design phase two of this project consists of two buildings. The first tower will be 88 stories high is high-level retail center, office class A and 5-star hotel. onday tower of 66 stories in height will only be functional commercial building connected to the 88-stories building. Saigon Centre's first phase was completed in 2006 an 26-stories high tower was put to use with features that include high-grade office, retail, business center and 89 apartments for rent. Currently this building has been booked.
Owner of this project is the company Keppel Land from Singapore, partners in Vietnam and Resco Sowatco company. At the request of the government to develop further this project. Both parties need to restructure their joint venture company. Accordingly, the transfer of rights and Vietnam of it's obligations to foreign partners under the market rules. Keppel will moe to continus leasing land to project developers in the form of 100% foreign capital. Ho Chi Minh City People's Committee assigned by the government shall, in coordination with other ministries concerned to unify the organizationl plan and support the resettlemnt compensation and clearance to ensure the rights and inerests of all satifactory of both parties.
Saigon Centre 1 (the first building)
it was completed in 1967 and it held the title of the tallest building in Vietnam until the Saigon Trade Center was completed. It has an total of 25 floors, stands at 106m and 348 feet high!
Saigon Centre's office floors offer efficient accommodation finished to include fully fitted suspended ceilings with central air conditioning and lighting. Design for the office floors provides a clear floor to ceiling height of 2.75m and provides abundant natural light to all parts of the floor plate. The advance technical specification includes a combined ceiling and 3-compartment under-floor trunking system to handle tenant's data/computer, electrical & telephone requirements.
Each floor provides 1,057sqm with an efficiently designed central core allowing maximum flexibility of layout.
1. External Finishes
External cladding for Saigon Centre is clad with a mixture of aluminum and imported granite panels. All windows are solar reflective glass set in anodized aluminum frames.
2. Structural
The building is of reinforced concrete construction, with two zones at each floor identified for knock-out panels for internal staircases for multi-floor tenants. Standard floor loadings in these areas are 2.5kN/sqm with two zones at each floor that have additional load bearing capacity of 7.5kN/sqm to accommodate safes, compactus filing system.
3. Integrated Ceiling System
The suspended ceilings comprise vinyl-faced fiberglass acoustic tiles incorporating lighting and air conditioning, set in a modular layout, with semi-recessed chrome-finished sprinkler heads. The finished ceiling height is 2.75m (9ft) above the finished floor level.
Air-conditioning and ventilation
Water-cooled air conditioning system consists of chillers and fan coil units provide the required ventilation and cooling throughout the year. The conditioned air is fed through flexible ducts within the ceiling void to distribution outlets. Each fan coil unit serves either a perimeter or a core zone, and can be individually pre-set to the desired temperature by thermostat control. After office hours air-conditioning is available upon tenant's request and a charge will be levied for this use.
4. As laboratory in HCMC is not equipped to test for Legionnaire's disease, a disease which is usually transmitted within the air-conditioning systems, Saigon Centre send its chilled water to an independent laboratory for testing every quarterly so as to ensure the well being of its tenants.
5. Lighting
Fully recessed, high output, low-glare fluorescent luminaires are provided with an average illumination level of approximately 500 lux at desktop height calculated over a standard open plan office management.
6. Electrical Services
The electrical loading has been designed at 50 VA/sqm, but higher electrical demand is available upon request. Supply voltage is 380 volt, 3 phase or 220 volt, 50Hz, single phase.
Saigon Centre is provided with dual busduct arrangement such that failure of one busduct can be easily backed up by the simple operation of another.
7. 100% back-up generator
An important feature of Saigon Centre is its full emergency power generation providing for 100% stand-by capacity. The emergency system includes two generators providing in total 3,000 kva of back up power.
8. Telecommunications
The development is equipped with ample telephone lines and provides facilities for a comprehensive CABD/Satellite TV system. There are six splitter units available on each floor.
9. Under-floor trunking system
All office floors are finished with 50mm cement and sand screed incorporating a 3-compartment under-floor trunking system capable of handling tenants' data/computer, electrical and telephone requirements.
10. Pantries
Pantry with fitted cabinets, work surfaces and stainless steel wash basins are provided on each office floor. Potable water supply in the pantry goes through a ultra-violet treatment process before consumption. The water quality achieved is comparable to standards established by the World Health Organisation.
11. Building Automation System
An automated building management system monitors the building's security function, plant performance, electrical installations, fire safety system, and lighting levels for all public areas, ensuring maximum comfort and safety.
12. Office Security
Beside an in-house security team that is on duty 24-hours a day throughout the year with scheduled patrolling, close circuit televisions are also installed at all entrances, elevators and critical locations. For after office access, tenants are required to sign-in at the information counter to gain access to their offices.
13. Lift Service
All office floors are served by 5 high-speed Schindler elevators and a separate fire/service elevator has also been provided. Two lifts serve the 3 basement floors, ground floor and retail podium floors.
14. Fire Safety System
Fully equipped with fire-fighting equipment that meet international fire safety requirement: a fire hydrant and hose reel system on each floor, automatic sprinkler system throughout the building, additional smoke and heat detectors in store rooms and pressurized fire escape staircases when under fire mode.
Dedicated fireman's lift that can be in operation during fires is also provided in Saigon Centre. In addition, Saigon Centre also conduct annual fire drills with HCMC Fire Service Department and have independent Safety audit annually to ensure all its fire-fighting equipment are in good working conditions.
15. Public Address System
A public address system is installed to broadcast messages throughout the building during emergency situation.
16. Parking facility and accessibility
Wide sheltered drop-off point provides easy access to office tenants and their visitors. This is particularly important as HCMC experiences rainy seasons almost 4 to 5 months of the year. Separate private and public car parking areas are provided in the three basement levels.
17. Sewage Treatment Plant
Although sewage treatment plant was not required by the authority during the early 1990s when the building was being planned, Saigon Centre has nevertheless installed sewage treatment plant to ensure that waste is treated before they are discharged to the city main sewer line.
