One thought I've had about the properties fronting Texas 71 is that it could be redeveloped with car dealerships. Then the motor mile along I-35 could be redeveloped with whatever would be appropriate there. Basically move the motor mile from I-35 to 71. There already are some dealerships opening along 71 anyway. I suppose it would be a case of take your pick, which is worse - interstate noise or landing jets noise.

Actually, "bro"... not really. After looking closely to the render it appears this project will be where Liberty now stands...and I happen to like to go there for a beer after I get my architecture porn tats

Seriously tho, does anyone know if liberty is closing or moving?

Liberty is safe--going in between it and the Grackle.

East Austin's newest mixed-use development sets opening date

Quote:
While many Austin developments are just breaking ground, one is poised to open. Platform, a new mixed-use development in the East Martin Luther King Jr. Boulevard corridor, will open its leasing center and first apartments on Wednesday, October 5.

The development is located at East MLK between Miriam and Alexander avenues and features 355 apartments and townhomes. There's also 10,000 square feet of ground-floor retail and restaurant space. Houndstooth Coffee will open its third Austin location at Platform, and to attract more local businesses, real estate developer Greystar is building out spaces to make them approachable for galleries, studios, boutiques, and creative offices.

Uhh, do the developers of "The Platform" know something we don't about Austin's Urban Rail? This is a slide from their promotional material in the link above. Guess a map with just the Red Line wasn't good enough.

Lazy intern google image search.

Even the CACDC isn't pushing that particular variant anymore.

^Actually that is basically the consensus now for the MOS Phase 1 we are pushing to have the council direct the firm doing the corridor study to use vote for this November. It is still a long shot but there is still a lot of momentum. It sure would make the CC look good, something they desperately need if any of them hope to save their seat next election.
Although I think we would push for a convention center terminus rather than seaholm.
It is really lame for them to use this in a professional manner.

Uh, no it isn't.

Look at the 2 mile long linear parking lot under 183. And the loop around 183 up to Fairfield.

That's map is the one Morris was pushing 3 years ago.

Which is basically the exact same as all advocates are asking for at UTC and and mobility meetings except the terminus would probably go to the convention center.

I like it, mostly. It doesn't seem to have any ground retail - it mentions amenity space, but not retail so far as I saw. Do any of the other developments across the street have any planned ground-level retail? Seems to me it'd be a missed opportunity if not - right by a metro station.

Everything fronting the roundabout seems to be street level interaction. That's a patio cafe at the end. This project is also the very furthest into the neighborhood of all the redevelopable parcels, so I think it was a wise development choice to keep all street level interaction the furthest away from the nearby single family homes as practicable. It is close enough that it isn't going to create actual dead space, but far enough away that it keeps the single family homes feeling more residential more of the time, as those home owners want and will likely continue to want. We'll get more VMU+retail in this area, but probably along MLK itself more likely.

Makes sense. I didn't notice that cafe. Based on my very quick read of their website, I assumed the glass on the first floor was the "amenities" of which they spoke.

On Lonestar's website I noticed another eastside project called Cesar & Waller. Looking at that intersection I could see this going in any of the four quadrants aside from the SW which has a public library.

Anyone have more info on this?

They were hoping to put this where the ECC Hotel was supposed to go but this would take over the church and Fast Folks on the SE corner as well. They requested a variance for 10' of additional height but were shot down. If I've heard correctly, they're trying to regroup and should present the NA with some sort of negotiation to acquire the variance.
