One Brickell City Centre Supertall Approved, Groundbreaking Early 2023
https://www.thenextmiami.com/one-bri...rly-next-year/

Quote:
City commissioners voted unanimously today to approve expanded floor plates needed to build the 1,049-foot One Brickell City Centre, in a second and final reading.

Approval today came just a week after a commissioner demanded more information on a deal to build a new fire station at Brickell City Centre, delaying a vote.

Floorplates in the 80-story building will be the largest ever built in the city.

In a statement released following the vote, a representative for One Brickell City Centre said that construction will begin in early 2023.

Demolition permits will be filed in the coming months, the representative added.

Great news. Looking forward to the permits being filed. Good momentum!

I knew the minute Stephen Ross joined the party, things would happen. Ross doesn't play around. He's also making some strides in West Palm Beach, with their largest office development. Next up, Citadel HQ having their design revealed.

I love Miami, but this is a lame tower. If RXR ditched the current design of 175 Park and replaced it with this, people would go ballistic. This is basically a fat box with an interesting, vaginal skin. The pulled back labia are nice, but a slender spire was warranted for a tower that will be tied with some others for Miami’s tallest tower.

Pin your hopes on Citadel. I like the beefiness of this one.

In a way, better than much of its surroundings. Either way, a super tall that isn't atrocious when we compare the surroundings. Will add an improvement.

Possibly its design is very much Miami, with its feminine look façade wise.

Question posed, on NXT, as to how they can remove 170 trees and demolish and clear a ten story building in time for an early 2023 groundbreaking ...

IMO, Many of these new post-covid office towers will start to resemble residential towers as tenants desire more outdoor (balconies) space.

I wonder what's the breakdown of office space, residential space, and hotel space in the Vagina tower. Miami does not have the kind of office demand that NY does to build 1m sf of office space on spec. In Miami, they do backflips over 20k sf leases.

The famous Go-Gos song, "Our Lips Are Sealed" does not apply to this tower!

This is only office and retail. 1.05 million sf.

I think that there’s zero chance that they’ll get a construction loan without pre-leasing 500k sf. That, in and of itself, won’t be easy, as Miami doesn’t have tons of corporate HQs, massive law firms, etc.

In any event, Swire's myopic statement that "construction will begin soon" is vague and ambiguous. It might refer to clearing trees and debris. It could even refer to foundation work, but there's no chance whatsoever that a 1m sf office tower will rise on spec in Miami. That wouldn't happen in cities with far more vibrant office markets like Dallas, Houston, Atlanta, and even little Charlotte.

If that we're the case, then it's it bit strange that they needed voters to approve larger office floor plates in the latest elections.

The nearby 830 Brickell office tower that just went up is fully leased:

Perhaps groundbreaking in this situation is a marketing ploy for what in reality will be demolition of the existing building

Possible Observation Deck and Restaurant on the Top Floors

From what I understand, there are or at least were plans to include a lounge serving as a public observation deck on the 80th floor and restaurant on the 79th floor and this was particularly true when the building was planned to be mixed use. However in 2022, the building was redesign to be entirely offices, but I am wondering if the 80th floor observation lounge and the 79th floor restaurant are still included in the plans.

I knew that this would not be built without significant pre-leasing.

How many square feet of office space will this have?

25-40% not a steep hurdle.
