It's great to see a big office tower without a huge parking podium proposed for Miami. There are enough of those skinny boxes on top of boxes. Adding a little girth will help. All the better that there's some visual interest incorporated into the design.
I recently spent some tome in Miami, and this is a tower that skyline needs. Sure there are other proposals just as tall, but a fully fledged office tower matures that skyline somewhat. And it’s easy on the eyes.

Remember that this project has been in gestation for years now and has recently been transitioned from mixed-use to mostly office. Maybe, just maybe Ross and company are seeing something we aren’t ?
the Miami-Dade office market is doing extremely well. It's just not a lot of the activity is in the CBD like you might see in Chicago or New York. It's spread all over the County,
Miami's CBD is very small by comparison and has to compete with other neighborhoods where brand new mid and lowrise office construction is also encouraged. Most of the new construction in Brickell and Downtown since 2010 has been residential. More office towers are needed.

I recently spent some time in Miami, and despite the fact that so much construction is going on, it really doesn’t feel like a lot has changed from my last visit a few years ago. Residential towers are fine, but they don’t bring the extra people (workers, visitors, etc.) that fill the streets up making it a more vibrant and walkable area.
That’s why I’m more excited for towers like this one to go up. It’ll have a presence, and become a symbol the way the other towrs might not, even at the same height.
Anyway, lots of construction in the area, (and what’s the story with so many wild chickens in Miami?)

I think we have to be patient. Good things take time. Just like with the Citadel buying spree in Brickell. In other words, sometimes the underdog can't be underestimated. New winners and future top dogs may arise in time.
We shall see. If a Citadel move triggers others to follow suit, than the odds start to be in this developments favor (or others for that matter).

My bet is Citadel will trigger others to follow. This is a big deal for Miami. I have already come across of a recruiting firm considering of opening an office in Miami because of Citadel's announcement, as well as other financial firms opening offices in Miami.
The more (major) companies relocating to the area the higher the confidence gets for others to make a commitment and lower the risk becomes. I anticipate Miami being a powerhouse of the 2020s in the US and becoming a bit of a Dubai of the Western Hemisphere. It already is a preferred location for events on the East Coast taking some of the convention business from Vegas. This is also part of Dubai's playbook.
What appears to be the first construction permit connected to the proposed One Brickell City Centre Supertall tower has now been applied for.
Records show that an affiliate of developer Swire Properties applied for a permit to remove 126 trees at 700 Brickell Avenue.
The permit application was submitted to Miami’s Building Department on July 13.
There does not yet appear to be any demolition or new construction permits pending for the property. A commission vote on design changes including larger floor plates and removal of underground parking is scheduled for later this week.
Might mean a chance for prices to come down and attract new people. A good opportunity for some, not just for the homeowners selling homes to folks willing to pay 15-20% more due to Covid pricing. It's a good thing the bidding wars are slowing down or in some metros gone away.
More affordable conditions will help Miami-Dade, not hurt it and it hasn't stopped the selling with many developments, especially recent ones.
One Brickell City Centre Zoning Changes Approved, Fire Station Now In Permitting

Developer Swire Properties has obtained approval for zoning changes needed to build the One Brickell City Centre Supertall office tower on a first reading.
Miami commissioners voted unanimously to approve the One Brickell City Centre zoning changes at a meeting on July 28, which will allow larger floorplates, among other changes.
A second and final reading is scheduled for September.
The developer is also now in active permitting to build a temporary fire station for the city at Brickell City Centre.
Swire agreed to build a permanent fire station in 2019, as part of the approval for two new mostly-residential Brickell City Centre towers that will be built on the Tobacco Road and Associated Photo properties.
The developer commenced construction permitting in 2019 for a temporary fire station to be built on the Brickell City Centre North Squared lot that will be in place until the permanent station is built inside one of the new towers.
The city then halted the permitting process for the temporary station, but recently allowed it to resume, a representative of the developer told commissioners.
According to the temporary fire station construction permit, 1,640 square feet is being built at an estimated cost of $288,000.
Fire station issue stalls signature Brickell City Centre tower

Miami city commissioners have delayed a final vote on Brickell City Centre’s latest expansion, while directing city staff to get to the bottom of why a promised fire station has not been built as part of the sweeping mixed-use development.
At a rescheduled regular meeting on Tuesday, commissioners were to hold a second and final hearing on two planning and zoning resolutions that would amend the current Special Area Plan, or SAP, for Brickell City Centre.
Instead, Commissioner Joe Carollo asked that the items be deferred, a move approved on unanimous vote.
The commission approved the two items on first reading in August.
The latest proposal, if approved, would allow another amendment to the development’s SAP to provide for the One BCC Signature Office development, an alternate concept for the One BCC parcel, which may utilize design flexibilities that includes larger tower floorplates.
One BCC is to be a 1,000-foot supertower, designed by architectural firm Arquitectonica.
Swire Properties Inc. is the main developer of Brickell City Centre, which began in 2013.
The global development company entered into an agreement with the City of Miami that calls for construction of a temporary and then a permanent fire station.
Construction was expected to begin in March 2020 but the Covid-19 pandemic reportedly stalled the plans.
Work on the fire station still has not begun, a fact brought up by Mr. Carollo in requesting the deferral.
He mentioned his predecessor, his brother Frank Carollo, who years ago pushed for a new fire station in the dense and growing Brickell area.
“My brother wisely thought to the future, that we needed another fire station,” said Mr. Carollo.
“We badly need a second fire station. They’re (Swire) offering a temporary one. I want to talk to the fire chief and fire union (to determine whether) that agreement entered into years back is correct. This is a life and safety issue,” he said.
Mr. Carollo asked the administration to go through the agreement carefully and report back to commissioners.
Like Mr. Carollo, Commissioner Manolo Reyes said he too recently received a bundle of information about Brickell City Centre and the planned fire station.
Mr. Reyes said some of the information implied the city itself is to blame for delays in having the fire station built.
Mr. Reyes agreed with Mr. Carollo’s move to delay the vote on the amended SAP until the matter is clarified.
“I want to find out what is going on, why it has taken so long, and also if we have not done what we should have done as a city administration to correct it,” said Mr. Reyes.
“There is a statement that part of the delay is blamed on the city. I don’t know if it’s true or not true, but I would like to clarify that. We definitely need a fire station in that area,” he said.
Chair Christine King said, “I agree. I received similar communications and I’m very concerned about the issue.”
Commissioner Ken Russell noted the development is a major project in his district that he’s kept a close eye on, and he’s worked closely with Swire.
“You’ll find they have been cooperating in good faith with the fire department and the administration,” he said.
Mr. Russell said Swire representatives have agreed on at least two major issues: “creating the temporary fire station when they knew there was going to be a delay, and that’s an additional million-dollar cost to them, and they’ve already purchased the materials and have been storing them for nearly two years waiting for the permits for that temporary station.
“And two, they’ve now offered continuity of service, between the temporary and the permanent version (of the fire station), which was not in the original agreement,” he said.
Mr. Russell also said as part of a second amendment to the SAP, there was a provision for Swire to pay the city $1 million for affordable housing.
