SFist says that: "SF Business Times reports that the long-proposed One Oak apartment tower has surrendered the site to its banking lender, amidst a reported $44 million in outstanding debt." More sad news. There were some beautiful proposals for the site.

I guess the best bet is to have the 500 footer on Van Ness continue or maybe the new 70+ story tower in Rincon Hill break ground.

Aside from Mission Rock, there's not a lot of high rises under construction at the moment, though I am happy we're still seeing a persistent set of ~8 story buildings going up in transit rich areas. They're not as glamorous, but those 8-story midrise apartment blocks allow for a pretty dense population close to transit.

Article is paywalled but reports that Emerald Fund Inc, a local developer has submitted an application to increase the number of units by 56 units and has requested a housing fee reduction, while keeping the height the same. Also has updated renderings, but don't know how to post them!

A stalled 40-story condo tower in S.F. could be revived with a plan for more density

An effort to rezone more than a dozen parcels in a stretch of San Francisco known as the “Hub District” for more height and density fizzled out in 2020, initially due to community opposition, and ultimately because of the pandemic. However, one project in the area — which spans about 84 acres and is centered around Market Street and Van Ness Avenue near the Civic Center — that was declared dead last year after it was seized by its lender is seeking a restart, by way of a density boost.

After years of trying to get its planned 40-story “One Oak” housing tower at 1500 Market St. out of the ground, San Francisco developer Build Inc. lost the entitled project in a voluntary foreclosure last year. An application filed with the city’s Planning Department Friday shows that the lender, Washington Capital Management Inc., has now partnered with another local group, Emerald Fund Inc., to potentially revive the plan by adding more units and reducing funding that has been committed to satisfy the city’s affordable housing requirements.

Emerald Fund’s application seeks to grow the project — originally approved for 309 condos in 2017 and reimagined in 2022 as 460 rental apartments — by 56 units and slightly increase its floorplate, though the 437-foot height of the project would remain unchanged.

Modified Plans Filed For 40-Story One Oak, San Francisco

Modified plans have been filed for more housing and an updated design of One Oak, a 40-story residential skyscraper in San Francisco’s Hub neighborhood. The latest application calls to add over five hundred homes to the centrally located site at 1500-1540 Market Street, a 12% increase from the prior iteration. Emerald Fund and Washington Capital are jointly responsible for the project.

Solomon Cordwell Buenz is responsible for the design. Comparisons between the prior proposal and the most recent renderings show a similar structure, with the most significant tweaks along the western facade. The complex will conform to the triangular property shape with a curved edge overlooking Market Street and Van Ness Avenue, as well as an inner-lot light well.

Approximately 13,800 square feet of open space will be provided across the project, including the podium-top amenity deck, rooftop solarium, terrace, and street-level open space. Various balconies will provide private open space across 79 of the apartments. The street-level plan for One Oak includes street improvements to Oak Street, including a raised crossing from Van Ness Avenue, stone pavers, planters, bicycle parking, and cafe seating.

Updated Design & Increased Housing for 41-Story Proposal at One Oak, San Francisco

Planning progress and new renderings have been published for the proposed 41-story tower at One Oak in San Francisco’s Market & Octavia Area Plan, formerly known as The Hub. The latest documents show a modified design scheme by SCB, as well as a minor increase in unit count since the project was revived by the property owner last year. The Emerald Fund is responsible for the application on behalf of the owner, Washington Capital.

SCB is the project architect. The latest illustrations show a bolder grid on the tower’s east-facing facade with horizontal white bands wrapped around every three floors, instead of two floors as per the previous plans. This minute change does more to complement the structure’s verticality. The western facade appears unchanged, with a barcode-style exterior and three inset balconies.

The 0.42-acre property is wedged between Market Street and Oak Street, overlooking the bus rapid transit lane along Van Ness Avenue. The project is just one of several high-rises struggling to materialize due to high construction costs, though not for lack of effort. Nearby, the city is collaborating with Lendlease to turn the empty hole at 30 Van Ness Avenue into a 47-story skyscraper. Florida-based Crescent Heights made headlines earlier this year with a formal application to build 1,104 units in a 67-story skyscraper, reviving the stalled project at 10 South Van Ness, which has been in development for over a decade. The project is expected to be the tallest development at the intersection of Van Ness and Market. Meanwhile, plans for a mixed-use tower with 345 units and facilities for the French American International School at 98 Franklin Street are currently listed as on hold.

This cannot get built quick enough. That corner is one of the ugliest blight magnets in the Bay Area. A stain on this great city. I hate getting off the 49 there and transferring to muni because of that corner/building/garbage

Meeting Tomorrow For 41-Story One Oak, San Francisco

The San Francisco Planning Commission is scheduled to review plans tomorrow afternoon for the 41-story residential tower at One Oak in San Francisco’s Market & Octavia Area Plan. The potential skyscraper is expected to add 541 apartments with ground-floor parking. The Emerald Fund is responsible for the application on behalf of the owner, Washington Capital.
