ACC is a two year school with many students only attending part time while they work. Also, it's in district area only covers the Austin area and most of the full time students are living with their parents. UT is a four year school and most of the students come from outside the Austin area and can only attend UT if they get a nearby dorm or apartment.

There are a ton of ACC students living in the Riverside area. There is demand for student housing

Because community college students are often a) working professionals or b) poor students. Neither of whom will usually be in student oriented housing because a) they have homes and families or b) aren't offered financial aid to attend community college and thus live at home or work full or part time to make ends meet (respectively).

Great location for party kids from UT. It is a shorter walk home from the bars and clubs, and they can shake off that hangover the next day on the slightly longer walk to UT.

Nice design and nice project. I'm only skeptical of the garage design. Every time I see what looks to be vegetation covering exterior garage walls in design proposals .....they are never actually done in construction.

If you notice the previous renderings compared to this recent one, they changed the design by reducing the height of the apartments above the garage from six floors to three but expanding across more of the top of the garage area.

I think it's an improvement but I really don't like the fact that make very little attempt to disguise the parking garage. Is that really the best they could do? Parking garages are ugly.

I just realized that information about Aspen Heights breaking ground was buried in the Austin Energy control center article. I was so excited about the ECC tower, that I missed where they slipped this in: "Constructive Ventures’ partner in the project is Austin-based developer Aspen Heights, which is about to break ground on an apartment high-rise at Eighth and Nueces streets."

I liked the original more with that lower section of it being taller and having a different color. This building is going to make a pretty significant impact from the south, especially along Butler Park and the Long Center. It should show up just to the right of 7th & Rio Grande.
