The LCBO proposal is massive even from clear across downtown.
Toronto in 10 to 20 years is something we might not recognize. A completely new and different city, and will likely have a totally different street vibe than what we are currently accustomed to right now.

I suggest that yall should using sketchup for more accurate and realistic feel.

I suggest you use Maya or 3D Max or AutoCad for a more realsitic feel you can't get with sketchup.

But you can use a more realistic model of earth using Maya, AutoCAD or 3D Max.

A lot of stagnating proposals will have to get moving, and quickly, for Toronto to look like that in 6 years.

Not really... a bunch of the big towers we have now took 4, 5 or 6 years to go from a proposal to built.

(Just going by when the building threads were created, most were proposed much earlier)

Aura: 2009 - 2015 (6 years)

One Bloor: 2010 - 2016 (6 years, the current version, older versions go back several years earlier)

Ice: 2009 - 2015 (6 years)

Harbour Plaza: 2011 - 2016 (5 years)

Eau du Soleil: 2011 - 2017 (6 years)

Ten York: 2011 - 2017 (6 years)

I think the pattern here is clear... it really does take 6 or more years for the big towers to become built and occupied. The proposals we're seeing now will also take years to be completed. A bunch of current proposals will get cancelled, and a bunch more will finally make their way through the approvals process, and sales, and excavation... etc. Until the high-rise market in Toronto dies off, I don't see many changes from the previous 10 years. There are rumblings and stirrings from several of the big proposals, so they aren't all dead yet.

From groundbreaking to completion, yes. How are some of the big proposals doing? LCBO is in the very embryonic stages. They're still dicking around with 1-5 Yonge, ad infinitum. It hasn't even started sales. Mirvish? Approved, but no sales opening anywhere on the horizon. 1BW? Site cleared prematurely, not yet approved (I think), and sales haven't begun. All the stuff at Yonge/Gerrard? Announced but nothing more. What else am I missing?
I agree with you that nary of the aforementioned are dead, but, other than maybe 1BW, they all seem mired in red tape or whatever.

One Bloor West is a retail mall with a very tall hat that nobody important (the developer) cares about much. The primary objective is the $60+ Million per year in retail lease revenue; $300 per sqft is a low rate for that stretch.

Residential sales until long after construction has started and it may well be capped for a while before the residential portion is completed.

If the residential didn't provide an audience for the retail (driving up the lease rates further) they'd probably be perfectly content with a 5 floor mall.

I know we haven't heard of anything, but I have a feeling 1BW (the One) will already be spoken for when it goes on sale to the public.

They have a tenant for the base building, Metrolinx. Hopefully they start soon for the base building at least.

Metrolinx isn't really a tenant. They are part owners. I can guess the base building doesn't mean much to Caltrane.
