Whoever builds medical office in that part of Tempe is going to make a killing. I don't even know where people see a specialist in like 10 or 15 miles of that general area. Midtown? Scottsdale somewhere?

Somewhat of a departure from the typical programming on this page but somewhat shocking news for local folks: it appears that the closure of the ASU Whataburger near Rural & Apache (address 1346 S. Rural Road) will indeed be permanent and it is being replaced by a Hawaiian Bros. There were other indications of this (sign removed/restaurant boarded up, location apparently removed from Whataburger website), but what confirmed it for me was this build permit application for a remodel: https://epermits.tempe.gov/CitizenAc...howInspection=

I would be interested to know why this Whataburger shut down. I would have a hard time believing that a Hawaiian Bros would be more profitable than a Whataburger at the location. The land that this strip of drive through restaurants occupies is zoned for MU4 and with the relative instability of those restaurants I wonder if these restaurants last too much longer.

I can confirm that the parties involved seem pretty optimistic this version of the redevelopment will actually happen. Watch for more news mid/late November

I am not. Especially with the references to capital markets there is no way a historic refurbishment is profitable in this economic environment...

I'm way out of my element on this topic, rarely eat fast food anymore but if I'm going to ASU and living in the dorms right around there, a TON of other (better to me at least) options are now available within a 1-2 minute walk of this Whataburger. My hunch would be it isn't competing with the other and continuously expanding options right in that area but generally I don't know much about fast food options.

Whataburger definitely is not the best food option around there but the cornerstone of my appreciation for it was that pre-Covid it was the only true 24 hour restaurant in the area besides Taco Bell, including dine-in (Dutch Bros was open 24 hours but that's not really food, and that McDonalds used to close shockingly early for being adjacent to a college campus). I guess I've never had Hawaiian Bros but I hope that they aren't going to be another place that closes at 10:00 PM every night despite being next to probably the biggest market for late night fast food in the state. New things are good but I unironically am a big proponent of more 24 hour food options in the area.

Went to go check the South pier construction cam, and it was renamed to 'Shorehaven'. I think that's what the set of buildings are named now... idk

"Shorehaven" is the name of the phase 1 tower that topped out recently, I think.

That cam updates irregularly. The latest shot is from October, 19th at 10:54am. Not sure why it isn't real-time or updated more frequently.
