Is 13th and Vine even Chinatown technically?

Being in Chinatown hasn't stopped them before! lol. But I do believe that Vine Street is a boundary.

Legend Biotech Corp. is establishing the cell therapy R&D center at 2300 Market St., where it will occupy the third floor of Breakthrough Properties’ eight-story, 223,000-square-foot life sciences building currently under construction and scheduled to be completed in the first quarter of 2025.

The company, which has a workforce of more than 1,200 across the country, anticipates the Center City site will eventually be home to 55 full-time employees.

“We are particularly enthusiastic about the proximity to leading academic institutions in Philadelphia that are at the forefront of medical breakthroughs as we focus on advancing our sustainable pipeline of innovative cell therapies,”
Nice!!

I sent in a job application to them a little while ago, and I was confused because the posting was for a Philly location but I couldn't' find anything about it.

Now just need them to respond to my application lolol

Technically not. I’d still consider this Chinatown though. Otherwise, what neighborhood is it?

Also, 76ers arena isn’t in Chinatown either but that didn’t stop them from claiming it is.

I’d consider Chinatown ending at 11th or 12th and Vine. 13th street is kinda a transitional area to the area behind the hospital. Its vibe almost fits in more with Callowhill/Loft District than Chinatown. I know many will refute that or disagree. It’s the best I could think up.

So the Chart House group blames the closure on the construction cutting off visibility of their building. If that is true, can we expect that building to stay empty until construction is near completion?

Could it be that it's a terribly mediocre restaurant that ran it's course?

It's a huge lot. Maybe someone will tear it down and build a big multi-family building.

This looks great, too bad the brick stops at 5th floor.

A bit of design integrity, human sized windows, and façade depth can make a project look so much better.

It's bizarre, I feel like they added a floor.
If I remember the original renderings, it showed 1 floor of precast panels above the 5 stories of brick. Two floors seems gratuitious and unbalanced. However, I will definitely credit that this building looks much better than what has gone up elsewhere in the City for the reasons you've described.

Even when JKRP tries to make something look good, they fail. Perhaps the worst design firm in the city.

I believe it's always been 7 stories, Rising Real Estate incorrectly reported 6 last year.

Rendering from NakedPhilly last year. Agree two floors looks unbalanced, but I'm pleased the real product looks better than the rendering (so far). The brick and pre-cast dividers have more earthy tones, which I like.

Funny that this project (at least from Girard Ave angle) looks better than luxury condo building "The Ben" in Old City.

That rendering almost saved it... until I noticed the massive wall of vinyl fronting Leopard. Sad.

Again, still better than most of what goes up anymore (including the Ben), but how hard would it have been to just continue the brick all the way around?

Yeah, I've often wondered how much developers are really saving by these kinds of "value engineering" shortcuts. Like I have a hard time believing a project suddenly becomes financially non-viable because of a total brick facade versus a rear-view vinyl wall.

Many customers are willing to pay more for top notch building design/materials without the needless value-engineering, because it adds to a sense of pride in living in a particular building. Especially if it's spread out over the cost of many units for sale/rent.

If you took all the metal and plastic paneling out of this city....

Who exactly ushered in this ridiculous era of building?

Yeah, blaming it on 'construction' seems like a cop-out. I don't get the vibe that a place like that relies on foot traffic/visibility to attract customers.

Once the South Street bridge connection is done I feel like that area will have a ton of new potential and will look attractive for development.

haha, I live within walking distance and I don't know a single person who's been there. I'm sure it has cool views but always seemed like it targeted folks from outside the city.
