Has Yuanheng thrown in the towel on the office proposal at Hemlock and Broadway? The old Mercedes/Toyota dealership has been gussied up with fresh paint and now bears a banner proclaiming Hyundai!

Maybe they're gonna lease it out for a couple of years and wait and see how the (office) market shapes out, and if it recovers enough for them to take another run at it in a couple of years from now.

It seems like they're not interested in doing any other type of building type/tower in that location even though a residential or rental or mixed use with residential would work really well there with the Broadyway plan.

I'm surprised they didn't try for something like an hotel with residential and possible office podium.

They are still actively working on their Richmond Capstan Station project so the company is still around.

Just noticed a building grade for another old Telus central office at 2212 W 10th Ave. Same Ledcor contact.

I think it's just a formal process where a builder can formally request through COV planners what kind of project they can build on a site before going through the rezoning process.

COV's explanation

A developer is requesting from the City what the new grades (geodetic elevation) of the site will be. This more or less.

The City might change existing grades and then the redevelopment will have to match it - for instance maybe the existing grade where the sidewalk meets a building's edge or doorway is 100 years old, the City might change them. Or the City might change them if the property lines are adjusted.

I'd like to see more light industrial-residential mixed use on sites near transit. We're seeing a few now. Hope this is successful.

It's a strange combo of vertical and horizontal cladding.
Probably just trying to continue some parts of the podium cladding up into the tower for continuity.

I think it's good that the taller buildings would be allowed on both sides of 2nd Ave.
