917 Merivale Rd | 22m | 6f | Proposed

15096332 Canada Inc (Marc-Andre Amyot) is proposing to construct a 6-storey, 20-unit mid-rise apartment building at 917 Merivale Road. The site is located on the east side of Merivale Road between Crerar Avenue and Anna Avenue. The site is approximately 482 square metres and is rectangular in shape with 13.75 metres of frontage along Merivale Road. There is an existing 1-storey detached dwelling on the site that is proposed to be demolished.

The six-story wood frame apartment building has been designed to establish a new standard and architectural style along Merivale Road. The project maximizes the buildable area on a narrow site, accommodating circulation at ground level and five levels of residential apartments above. The basement hosts a utility service room and 12 oversized storage lockers for residents. Levels 2 to 5 comprise of two bachelor and two one-bedroom units per floor, each with private balconies. Units on the West side of level 5 enjoy access to an expansive terrace, large enough for a small garden, thanks to a 2-meter setback requirement in the zoning bylaw. The top floor, level 6, capitalizes on the sloped roof with soaring ceilings and an upper loft space, facilitating the inclusion of a one and two-bedroom unit.

A rear surface parking lot provides 5 parking spaces (4 resident and 1 visitor). There are 22 interior bicycle parking spaces.

It looks like an interesting project in a stretch of Merivale that could do with some TLC. In typical City communications fashion the link is up for the drawings but right now the link doesn't show any drawings. However, the documents are uploaded on OttWatch which is a third party website that is a labour of love and the documents are all there.
