New Details on Bayonne Mega-Project Include 4500 Units, Hotel, Retail

New details have been revealed about what could be coming to part of the former Military Ocean Terminal at Bayonne (MOTBY) site off of Route 440 and, should the latest proposal come to fruition, it would be one of the largest single development projects in Hudson County.

A legal notice issued earlier this month states that Mahalaxmi Bayonne Urban Renewal is looking to use 12 lots in the Harbor Station South Redevelopment Plan Area along Goldsborough Drive to construct a hotel, housing, retail space, and a park. The proposal calls for the “premium” hotel to include 218 rooms while the massive residential portion of the complex would include a whopping 4,500 units. Meanwhile, there would be 80,906 square feet of retail space on the premises.

Right now, the developer is looking for a “general development plan approval,” according to the notice. Mahalaxmi Bayonne Urban Renewal is apparently also seeking approval for an “interim parking scheme” that would temporarily allow for off-site parking should the project move forward.

Few other specifics have been revealed yet about the company’s plans. The notice mentioned that the proposal was expected to be heard by the Bayonne Planning Board during its May 14 meeting, but there was no mention of the matter in the meeting’s agenda.

The MOTBY site was previously used by the United States Army and the United States Navy, while the United States Coast Guard retains a presence in the area. Various parts of the premises have been, are in the process of being, or are slated to be redeveloped. In addition to the Harbor Pointe Apartments, which were completed years ago in a somewhat remote part of the site, the Costco Wholesale location at the Harbor View Marketplace development opened earlier this year and more retail space, industrial space, two buildings with a combined 651 residential units, another building with 97 units, and a Seastreak ferry terminal are on the way.

This part of Bayonne, along with other waterfront locations in Hudson County, is vulnerable to flooding and rising bay levels, but the risk has not stopped the increasing development in the region.

Developers Granted Preliminary Approvals To Construct 1,250-Unit Complex In Bayonne, New Jersey

The Bayonne Planning Board has granted preliminary approvals for developers to construct what will be the largest mixed-use complex in the New Jersey waterfront city. Known as Peninsula at Bayonne Harbor, the development will comprise 1,250 residential units, 10,000 square feet of retail space, parking for 788 vehicles, a landscaped public park, and a waterfront promenade.

The Peninsula at Bayonne Harbor project team includes real estate investment firm Boraie Development and local design studio NK Architects. Stonefield Engineering & Designs served as civil engineer and landscape consultant.

The development site is located on a 12-acre stretch that juts out into the Upper New York Bay, just south of Port Jersey. The land was formerly utilized as a Military Ocean Terminal from 1967 to 1999. In more recent history, city officials have turned their sights on transforming the terminal lands into a waterfront residential community. Peninsula at Bayonne Harbor is the latest example of the city’s efforts to enrich the underutilized parcels, 430 acres in total, with quality housing, retail destinations, and publicly accessible outdoor space.

While a groundbreaking date has not been announced, it is confirmed that the development will be completed in three phases.

The first phase of development includes a ten-story building along Goldsborough Drive with 274 residential units, a 12-story building to the north with 250 units, and a four-story parking garage designed to accommodate 269 vehicles. The parking garage will also support a rooftop amenity deck and a pool.

Phase Two includes the construction of a five-story building with 150 units, a 12-story building with 267 units, and 10,000 square feet of retail space. These structures are located due east of phase one.

The third and final phase will introduce a 16-story building with 309 units and a four-story parking garage with 232 spaces. Similar to phase one, this garage will also support a roof-level terrace and pool.

BAYONNE, NJ - The Bayonne City Council will soon get its turn to review a project that would construct the tallest building in Bayonne after the Planning Board approved a 26-story building on the site of the former Military Ocean Terminal.

Bayonne is ready to host one of the tallest skyscrapers in the state

Bayonne could become home to one of the tallest buildings in New Jersey after the city council approved an allowance for 50-story buildings on the ever-developing Peninsula at Bayonne Harbor.

The approval shatters the previous maximum number of stories a building could contain at the site, 25, and would alter the coast’s skyline, where only Jersey City has skyscrapers exceeding 45 stories.

The decision is also a dramatic one for Bayonne itself, where even the development of five- to 10-story buildings can cause controversy.

The council voted on the 50-story buildings in the same meeting that it voted to override a mayoral veto of a redevelopment plan allowing a 10-story building on 25th Street near Broadway.

Both were approved in 4-1 votes with Councilman Neil Carroll III dissenting.

Councilman President Gary La Pelusa said he would consider a 50-story building an asset to the city.


“I think that will be something unique, put Bayonne definitely out there as a one-of-a-kind place,” he said.

Per an amendment to the redevelopment plan for Harbor Station South, the 50-story buildings would be allowed on the block between Goldsborough Drive and East 40th Street that sits east of Chosin Few Way where the fire station is located.

Former Military Ocean Terminal in Bayonne (MOBY) is really huge. It could house a mini city with hundreds of thousands of apartments. The 50-story tower could have the company of 30 and 40-story towers.
