Post 415 MADISON AVENUE Demolition Finishes For SOM-Designed Skyscraper At 415 Madison Ave

270 Park Ave's buddy on Madison awaiting to rise... only in Gotham can an almost 200 meter tall building designed by SOM go under the radar or overshadowed.

Demolition is complete at 415 Madison Avenue, the site of an upcoming 40-story commercial skyscraper in Midtown East. Designed by Skidmore Owings & Merrill and developed by Rudin Management under the 415 Madison Avenue LLC, the 605-foot-tall skyscraper will yield 343,100 square feet of office space, a 350-square-foot ground-floor retail pavilion, and a 2,400-square-foot open-air public concourse, and is being constructed in compliance with the East Midtown sub-district regulations with air rights that were purchased from the landmarked St. Bartholomew’s Church along Park Avenue. AECOM Tishman is the general contractor for the Midtown project, which is located at the corner of Madison Avenue and East 48th Street.

^So if this is still going to be 605 feet tall, with only 24 floors that would mean 25 foot ceiling heights on every floor?

The original building was 24 stories and 270,000sqft, they just didnt update all of the building page info. Nothing has changed with the new development.

^ It was planned as a 40-story building, I don't know if the actual design included that many though, I've never counted. Now that I think about it, the original building was 24 stories.






Whatever the case may be, this is a small but nice addition to Madison Avenue, and more importantly for the LIRR concourse, on of the entrances that gives it it's name.

I’d also like to see a redesign for 415. The lower floors are amazing, but the upper floors are lame. It needs to taper and have a crown.
