Renderings are out for this one. Nothing special architecturally speaking, if not a bit bland, but solid urban minded infill nonetheless.

The specs for 2550 Shattuck Ave:
- 7 floors, 75 ft
- 72 units (18 studios, 12 1BR, 42 2BR)
- 15 of the units will be affordable
- 3,250 sq ft for retail
- Parking for 3 cars and 44 bicycles

Meeting Tonight For 2550 Shattuck Avenue, Downtown Berkeley

BY: ANDREW NELSON 5:00 AM ON JULY 18, 2024

The Berkeley Design Review Committee is scheduled to review plans for 2550 Shattuck Avenue in South Berkeley, Alameda County. New renderings shared before the meeting show updated plans for the seven-story infill. 4Terra Investment is the project sponsor.

...

Kava Massih Architects is responsible for the design. The exterior will be clad with cement plaster, metal panels, and stucco. The team describes their proposal as a “quiet design without excessive movement and material changes… The composition in a flat plane of dark stucco spanning the entire height of the building, grounding the entire bulk, juxtaposed against regularly spaced large bays…” Jett is responsible for the landscape architecture. The team will oversee three different open decks on levels one and two and on the rooftop. The top deck will offer residents the most amenities, including a range of outdoor furniture, green space, and a dedicated study area.

The roughly 0.3-acre property is located along the rising Shattuck Avenue commercial thoroughfare, which runs along Blake Street and Milvia Street. Downtown Berkeley BART is just five minutes away by bus or three minutes by bike. The estimated cost and timeline for construction have yet to be shared.

By Madilynne Medina, News Reporter
Aug 7, 2024

The 14-story, 360,000 square-foot building can accommodate 772 residents. The units include studios and shared apartments two to four single bedrooms, all with kitchens and washers and dryers.

Renderings Revealed For 2298 Durant Avenue in Southside, Berkeley

By: Andrew Nelson 5:30 am on September 9, 2024

New renderings have been shared with YIMBY for the proposed eight-story residential infill at 2298 Durant Avenue in Southside, Berkeley. Zoning permits were filed yesterday morning for the project, which plans to bring several dozen homes to a corner lot by UC Berkeley. Valiance Capital is responsible for the application.

...

Studio KDA is responsible for the design. New renderings shared with YIMBY show a dark grey corner building with a ground-level courtyard facing Ellsworth Street. The brick-clad structure will feature minimalist decorative gold-colored metalwork rising from the Durant Avenue sidewalk to the parapet.

The small corner lot is located along Durant Avenue and Ellsworth Street, a block from Bancroft Way and the UC Berkeley Campus. Future residents will be half a mile from the Downtown Berkeley BART Station and two blocks away from the popular Telegraph Avenue commercial thoroughfare.

Looks like this one has gotten another update.

It's now gone from 17 floors, 201 ft -> 18 floors, 211 ft -> 23 floors, 211 ft. But the units have gone from 218 -> 211 -> 148.

The updated specs for 2115 Kittredge St:
- 23 floors, 211 ft
- 148 units (133 studios, 66 2BR, 12 4BR)
- 24 of the units will be affordable
- 24,250 sq ft for the 325-seat theater
- Parking for 0 cars and 113 bicycles

Plans Increase For 2115 Kittredge Street, Downtown Berkeley
By: Andrew Nelson 5:30 am on September 13, 2024

New zoning permits have been filed for a taller iteration of the California Theater Housing tower at 2115 Kittredge Street in Downtown Berkeley, Alameda County. The updates use Assembly Bill 1287 to reach 23 floors above street level, retaining the planned live performance theater and adjusting the residential capacity. Rhode Island-based Gilbane Development is responsible for the project.

...

The 23-story building is now expecting to add 148 apartments, which translates to a five-floor increase and a 63-unit reduction. However, the increase in scale is still likely to translate to a significant increase of residential capacity by adding bigger apartment sizes that attract groups of prospective college students. Of the 148 dwellings, 24 will be designated as affordable housing, half for very low-income households and half for moderate-income households.
