I never thought of that, but yeah, as Vancouver builds a ton more housing over the next decade or so, we may see growth in other municipalities slow down in comparison

I think Surrey will still see growth with SFHs and rowhomes/townhomes since there's still plenty of land to subdivide/redevelop. Towers in Surrey could slow down, but the region has so much pent up demand I don't think it'll severely hamper growth.

As of right now though, Vancouver is heavily prioritizing PBRs, so Surrey still is likely to receive overflow from those seeking to purchase a condo.

There's about 15-20 years worth of suburban development left in Tynehead and South Surrey. Newton has been built out as of 2020ish. There's still room for starts to grow everywhere. Housing really is that bad. But Surrey will never overtake Vancouver.

The catchup growth was driven by detached homes with basements and townhomes that could accommodate way more people than the apartments of Vancouver. But now Surrey's starts are swinging to be more condo heavy.
At best, it keeps getting closer over the next decade as the final batch of suburban development happens before Vancouver pulls away forever.

That first one references having an FSR of 3.0 as it is in a tier 3 TOD zone. It's interesting that we are starting to see the TOD law kick in in applications. My question is, the BC Conservatives have said they would scrap the law if elected. What would that mean if an application under this law is passed before the law is scrapped, assuming the City also undoes that upzoning. Would the project have to go back to the drawing board, or would they be grandfathered in.

Try finding parking in these neighborhoods during the evening or weekend hours. It's a total nightmare visiting these areas.

I really wish the larger townhome developments would incorporate underground parking garages for additional parking + visitor parking spots. I get the Skytrain system is coming but the lack of walkability plus any real grid makes getting around Surrey its self a major chore unless you drive a vehicle.

The appraisals are all over the place, $45m, $75m, and $95m.

Could definitely see Anthem buying it and doing something similar to their Citizen project. Though they are moving incredibly slowly on their Georgetown project compared to their projects in other municipalities. I think the buyer pool for this site is going to be very small.

A development application from Wall Financial Corporation to rezone a portion of an 8 acre site to develop a 36 storey tower in Guildford was submitted recently. Quite a change from the OCP which states low rises and a FAR of 1.6.

Looks like 424 total rental units in two 6 storey buildings. The owner of the property originally proposed this development 3 years ago, it appears they were just waiting for the units to empty out.

Thanks, I've passed that building a few times this week, due to roadworks on 108th. The building is fenced off and the windows are all boarded up, looks like demolisition could be happening soon. So that site will become a highrise? that's quite the change.
