The Grand/One Chicago stores are also neighborhood-oriented with most customers arriving on foot (or via Red Line at One Chicago) whereas the Kingsbury store is the "drive-to" store for Near North with 400 spaces.

A WF at 1200 Fulton would become a drive-to destination by default for all the NW Side neighborhoods, and I'm not sure they can support the kind of parking they would need. The PD application shows 1079 units and 440 parking spaces, assume most or all of the parking is needed for residents so that doesn't leave much at all for the retail.

I definitely agree that a grocer is needed in the west part of Fulton Market given the high growth planned for this area.

I was actually thinking that the store at 1 N Halsted is the one that this would be too close to, and given that it's right off the highway unlike 1200 W, I don't see how it would pull drive in customers. To the east and south, 1 N Halsted is closer, to the north you basically have the Ohio feeder ramp and everything north of it is closer to Kingsbury, to the West you have the bombed out West Side, and anything past that it's faster to take 290 up to 90, so I just don't see where they'd pull a WF customer base, until potentially everything in Fulton is built out and Union Park is surrounded by highrises.

Original design


New design is not nearly as nice as the original design, but it’s still decent

Edit: they are considering potentially phasing the project into 2 phases. No timelines for construction have been announced.

Welp. That's pretty ugly. The podium massing is waaaay off. I can easily see that little park being a blank dead space as well. No contextualization- to the point where the podium reminds me of the river north monstrosities.

I wonder if it still breaks 500'.

Looks like we'll have to wait a while for the taller one anyway if it's phase II.

This project is alright, the design and potential timeline a little disappointing.

Wondering if this is where their efforts have been vs the North Union project now that this is public. Will be interesting to see JDL juggle the two and see where priorities sit.

Podium is kind of a big bulky mess. Not HPA's finest work. At least the fitness club will be a draw, for residents and neighboring towers.

Wishing them luck with financing. I wonder if this will break ground before or after Fulton Street Cos.'s project across the street at 1201 Fulton?

Preferred the previous design but I think this works well. Not all podiums are created equal and are automatically bad. I don't hear many people complaining about the podium for One Chicago - probably because it was executed well.

And as people point out this is a very similar design with the pocket park, multi use podium, and liner/low level residential apartments near street level. The ugly parts of the podium are conveniently located facing the railroad tracks and the active parts all face Fulton.

I think the design will benefit the neighborhood and continues the enhancement of Fulton Street.

Actually the blank parts of the podium face west toward the adjacent parcels. The residential liners face primarily east and north toward Carrol and Racine. This parcel does not immediately abut the tracks. Interestingly the 3 levels of "exposed" parking (it looks like it is glazed) actually fronts Fulton. It seems like they are trying to establish the side streets as more quiet residential streets by orienting the liner units in those directions.

The podium looks bulky and a little disorganized from above, but from the street as most of us will experience it, I think it is fairly successful at coming off as three low rise brick buildings that are separate from the tower above.

To me, the previous design was clearly schematic since it wasn't very developed at all. This is much more grounded and realisitic, and I hope it gets built.
