Some excavation happening at the Sugar Wharf 2 site, but no one at UT has the inside scoop as to whether it's for the towers or some other reason.

494 Richmond Street East | 146m+ | 45s | Colonia Treuhand | Sweeny&Co l Resubmission

Ten storey jump for the tallest tower from 119 metres and 35 storeys to 45 storeys @146 metres (plus mech penthouse makes this + 150m+ ;-). The other 2 buildings shrunk to 12 storeys @ 47 metres and 4 storeys @17 metres.

Question: after Covid - and what with the explosion of residential towers with podiums displacing older stock - how is street level retail these days ?

FYI: I’ve visited Toronto three times, between 1995 and 2010, and street interaction was lively then.

Retail is reasonably strong in Toronto, excepting portions of the underground mall network under downtown known as 'The Path' which has taken a bit of a hit with remote work.

In general, the condos have some adverse effect, mainly that of tending to lease out to chain retail and larger-format retail, vs small/indy stuff.

This isn't universal and some podiums are better managed than others. But there is an uptick in leasing to pro-forma fast food and large-format drug stores and the like vs more diverse retail.

Still there's lots of diverse, vibrant retail to be found.

Thanks for the input. Sounds positive overall. Stands to reason that PATH in particular would be impacted by work from home. The underground was a wonder, to this Florida boy, when I first visited in the 90’s.

Honest? But, that parking lot doesn't exist. They replaced wide, busy Highway 7 with a parking lot. See the service in front of the right side tower
