First Rendering of the "Two Brothers."



DyAm00394 beat me to it by about 15 minutes. .

I tried to count floors, and, I think I came up with 16.

From Mayor Dawn Arnold's summary of the evening's city council meeting:

Agreed to declare land surplus (a ditch between Hal Betts ball fields and Foundry Street to allow for a major, mixed-use riverfront development)
This explains two things:

1) - why I saw them pile driving on the other side of Foundry Street next to the Hal Betts Complex.
2) - why there were rumours floating around of a sale of the two easternmost fields in the complex. They weren't sold, but the ditch immediately adjacent is going to be sold.

First Thoughts:

1) - The two towers are distressingly similar in style to the Three Sisters. Aside from being perhaps marginally taller, they are otherwise virtual clones. I get that this is a way to decrease costs, but, it gives the neighbourhood a bit of a monocultural look.
2) - The podium on the other hand looks very interesting. Lots of glass, and, lots of room for new CRUs. The overhead pedway between the two towers, and the walkway underneath leading from Assumption Blvd to the Riverfront Trail looks very nice.
3) - I like how they are trying to integrate the development into the afjacent trail system.

It would have been nice to see a bit of extra height even 18, but can survive with the height. Definitely would have been nice to see a differed design just to make things less , as you said monocultural.

Still another nice addition to downtown, and the podium looks like it will be very interesting. With the three sisters and now this.. that will be a huge change to this area of downtown.. now bring on Ashford, St.Bernards and Infinity.

I counted 16 too, but the article says there will be 17 stories and nearly 400 units.

Oh right lol, I figured. I can tell some of the fb profiles have the same phrasing and writing style as some of the members here, it gets confusing sometimes.

There will soon be two new tenants in the podium of the first sister:

Jemmy Gourmet , serving delicious desserts and beverages and a Hammam Spa will join the existing Bright and Brine Art Gallery by this fall.

This is excellent news. All three of these tenants will be of the very highest quality. A spa, a dessert cafe and an art gallery. We are looking at an absolute sea change in this neighbourhood, with much more to come (the third sister, the Gateway Towers and whatever Lafford has planned for the old Tim Hortons site). These properties will all include ground level commercial retail, and, we already know Lafford plans a large fitness facility at Gateway. What a developing neighbourhood, close to downtown, the Avenir centre and the Riverfront Trail!!! Marvelous!

Some people will decry this as gentrification. All I see is progress, renewal and growth.

Especially when you consider what was there before - a mouse infested grocery store!

Do you think we'll ever see an elevated pedway across the tracks to the Avenir Center? Or would that be contingent upon that parking lot being (even partially) developed?

I imagine we will never see a pedway unless that parking lot undergoes some form of densification (parking garage plus residential towers over a commercial podium). Given how the surrounding neighbourhood is building out, this might eventually become a possibility, but, it is likely decades away.

Interior partitions are currently being installed for these businesses in the podium of the First Sister.

They are not working on the 4th floor, they have a rooftop access “floor” that’s literally just a door on the roof of the podium. The tower 3 part is still on the first floor.

Yeah, I drove by there today and didn't see a fourth floor under construction. They still have a portion of the podium towards the front that needs to be completed yet.
