The building is a 340,000-square-foot, 29-story, Gothic Revival skyscraper that was completed in 1929... Harris has overseen the redevelopment of the nearby The Commonwealth building at 240 Madison Ave. Constellation Properties has also purchased parcels between The Commonwealth and the Sterick on Madison for future redevelopment... The recent purchase agreement also resolved outstanding issues with a ground lease, which had made taking action on the property in recent years difficult. That lease was not set to expire until 2025.

I've been waiting for the revival of the Sterick Building since I was a little kid. I'm so excited to see the development plans to come!! This is a major win!!!!!

Ducks Unlimited Park Planned for West Memphis

Ducks Unlimited has secured 1,500 acres of land in the Arkansas floodplains for a wetlands conservation park. The park (named Ducks Unlimited Park) will be between the New and Old Bridges and accessible from Big River Crossing.

Midtown landmark could switch from office to apartments

Doing business as Union Crown Memphis, the team has submitted an application to the Downtown Memphis Commission’s Center City Revenue Finance Corp. for a 12-year PILOT to transform the Memphis landmark into 181 apartment units.

Built in 1965, the building includes 400 parking spaces in a four-story garage and 156,342 square feet of leasable office space in the 10 floors above.

Developers of $75M fairgrounds redevelopment project ask for PILOT

The private, mixed-use development portion of the City of Memphis’ fairgrounds redevelopment could finally be moving ahead.

According to an application recently filed with the Downtown Memphis Commission’s Center City Revenue Finance Corp., Liberty Park could include 200 residential units, about 12,000 square feet of ground floor commercial space and a 200-room hotel.

Local developer James E. Maclin, in partnership with Maryland-based Capstone Development, is asking the CCRFC for a 15-year PILOT, or payment in lieu of taxes, with plans to spend more than $75 million on the project.

119 Madison Ave.

Eduardo Sanchez bought the historic building in 2022 for $360,000 with plans to transform the abandoned building with commercial retail on the ground floor and short-term residential on the floors above.

New details of the Downtown Dream Hotel design revealed

The development team lead by Tom Intrator, doing business as 18 Main, is revealing additional design plans for its proposed Dream Hotel at 122 S. Main St.

Intrator plans to transform the former Royal Furniture Co. building into a mixed-use development featuring a Dream Hotel with seven levels of hotel rooms, three floors of apartments and ground floor restaurant space.

The update comes as the project is scheduled to go before the Downtown Memphis Commission’s Design Review Board next week. The hotel and mixed-use project is required to go before the review board because it received a 20-year PILOT in 2019 from the Center City Revenue Finance Corp.

According to a DMC staff report, the development will be a combination of adaptive reuse and new construction and will incorporate a portion of the existing building facing Main Street.

The plans also call for building a new 14-story tower on the eastern portion of the site.

Entertainment leaders tout economic impact of DeSoto County tourism

Looks like Landers Center is ready to expand.

For the past two years, the Landers Center in Southaven has outpaced FedExForum in gross revenue and ticket sales for concerts, and DeSoto County entertainment stalwarts are optimistic the venue will continue to be an economic driver in the region.

During the Southaven Chamber of Commerce’s quarterly luncheon Wednesday, Aug. 23, Todd Mastry, CEO of the Landers Center and the BankPlus Amphitheater at Snowden Grove, touted figures compiled by concert trade publication Pollstar as a testament to the Landers Center’s impact on the county’s local economy. In 2022, the Landers Center sold a little more than 149,000 concert tickets and recorded about $10.53 million in gross revenue, according to Pollstar’s data. That same year FedExForum sold approximately 110,800 concert tickets with nearly $9 million in gross revenue.

The Walk on Union moving forward again, developers say

MEMPHIS, Tenn. — Developers with The Walk — originally named Union Row — said Wednesday they are moving forward with a redevelopment plan for the site near downtown Memphis “that can be delivered under existing market conditions.”

In 2018, developers announced a major mixed-use project that was set to add hundreds of apartments, retail, restaurants, and a grocery store to Union Avenue downtown.

The site between Union and Beale, across from AutoZone Park, has remained undeveloped since then, and a tax incentive extension for the project expired at the end of last month.

But the development group says it appear before the Center City Revenue Finance Corporation at its August meeting.

“The Walk principals remain fully committed to Memphis and the continued redevelopment of downtown’s major gateway. We have restructured our partnership group and are finalizing joint venture documentation with a new local development partner,” a representative for the development group said by email.



“Our team has invested more than $50 million to date and believes our new partnership will create the combined synergies necessary to realize our vision for the Walk. We take seriously our responsibility to deliver this transformational project to the region and look forward to a continued partnership with the Downtown Memphis Commission and the broader community.”

When it was first announced in 2019, the nearly-$1 billion project promised to transform the downtown gateway between Sun Studio and the Peabody Hotel.

Construction was supposed to begin in 2020. Plans included a grocery store, restaurants and bars, offices, parking garages, and more than 500 apartments. HUD Secretary Ben Carson visited the site in 2019.

Funding secured for new I-55 bridge in Memphis

MEMPHIS, Tenn. — A new I-55 bridge will replace the current, aging bridge that crosses the Mississippi River, state and federal officials announced Friday.

Congressman Steve Cohen announced on Friday that the Tennessee and Arkansas Departments of Transportation secured over $393 million for the new I-55 bridge, which will be known as “America’s River Crossing.”

In addition to the nearly $400 million investment from the U.S. Department of Transportation, the Tennessee Department of Transportation, and the Arkansas Department of Transportation have each committed up to $250 million to the project.

The $800 million project will mark the single-largest transportation investment in Tennessee history, according to the governor.

“This unprecedented investment in Memphis marks the single-largest transportation investment in Tennessee state history and will be transformative for our infrastructure,” said Gov. Lee. “The new I-55 Bridge will not only enhance safety and efficiency but also improve multimodal connectivity and strengthen our economic vitality by facilitating smoother freight movement and improving accessibility in our region.”

“I’m proud to have worked with the President, the U.S. Department of Transportation, as well as the outstanding team in Memphis and the governor’s office in successfully getting this extremely large and necessary grant for the construction of the new bridge,” said Cohen. “As President Biden would say, ‘This is a big…deal!’ And it sure is: Probably the biggest investment made in Memphis by the federal government ever.”

“These investments demonstrate a collaborative effort to fund this bridge replacement and meet infrastructure needs of the region,” said Gov. Lee.

According to a press release, by 2050, the “state-of-the-art” I-55 bridge is projected to accommodate approximately 64,000 vehicles each day – a much higher amount compared to the 48,000 vehicles the current bridge sees daily.

“The project aims to reduce traffic congestion, lower accident rates, and optimize traffic flow, thereby bolstering local and regional transportation networks,” said Gov. Lee.

The current I-55 bridge has been undergoing construction over the past several months. According to the Tennessee Department of Transportation, the bridge was “not designed for modern interstate standards.”

Cohen also mentioned that “it is believed [the bridge] would be vulnerable to serious damage in an earthquake and is far out of date.”

The Tennessee Department of Transportation announced in May of this year that they were studying plans for a new bridge to replace the current 75-year-old bridge that connects Memphis and Arkansas.

TDOT said they had applied for a large bridge grant with the Federal Highway Administration around that time and had been waiting for approval.

Mayor Paul Young said the project will further cement Memphis being the transportation hub of the nation.
“This historic investment in Memphis will help further connect our community with the region and the world. Memphis’ prominence as a logistics hub is made stronger by the investment in this key piece of infrastructure and we are honored by the grant,” said Memphis Mayor Paul Young.

We spoke with Memphis City Council members who agreed that this win for the city will help boost the local economy.

“We assume that when they build a new bridge the talent will come from the city of Memphis, we are putting people to work and what they say is if you put dollars in people’s pockets, they are less likely to commit crimes. And when we talk about public safety, we’re creating jobs. That’s how you truly get to domestic tranquility,” said Memphis City Councilman JB Smiley.

The current bridge was built in 1949 and was placed on the National Register of Historic Places in 2001.

TDOT does not have an estimated timeline for construction of the new bridge to begin.

Downtown development: Eight-story, multi-mixed use space near FedExForum in the works

MEMPHIS, Tenn. - A Memphis doctor has development plans in the works near the FedExForum.

Developer and doctor Olugbenga Adebanjo filed a site plan with the Memphis and Shelby County Division of Planning and Development on Nov. 14.

The proposed site could add 92 units and 14,000 square-feet of commercial space at 500 Beale St.

He proposed in the site plans that the apartment units would be located through floors two through eight with residential storage. It will also have a parking garage added on the basement level.

In the letter of intent, Adebanjo said that the 14,00 square-feet space will have a landscaped plaza provided at the ground level to create an active courtyard between the street, commercial space, and residential lobby.
Adebanjo is the founder and C.E.O of GoodLife Medical Center. He has also been a physician with more than 35 years of experience.

Thanks for the updates vetteking! Glad to see the Walk on Union development moving forward. That end of Beale has always felt so odd the way it just immediately fizzles out into basically nothing. That will be a huge for rebuilding urban connections.

No problem BnaBreaker just was on WREG website and wondered if someone was updating Memphis thread. I'm also glad Union development is a go. That area is prime real estate with it being so close to FedEx Forum. I agree Beale reminds me to Farish street in Jackson but Memphis has a better track record of getting projects completed and approved by council. Yes it will bring more young/older professionals downtown for work, play and to live. I'm excited for my Memphis peeps, I love how huge downtown Memphis is and they also have Mud Island & Pinch district for future development
