THAT is a cool looking project I hadn't been aware of, but I'd been away from HAIF for a while due to the end of the year with my kids and a family vacation.

Construction work is officially underway on a long-awaited mixed-use development in the Greenway-Upper Kirby area.

Transwestern Development Co. announced June 24 that it has broken ground on The RO, a 17-acre development at 3120 Buffalo Speedway, near the corner of West Alabama Street and Buffalo Speedway.

When it is completed in 2027, The RO, pronounced “row,” will include Houston’s first luxury Auberge Resorts Collection hotel with attached condo units, a sprawling retail village with up to eight restaurants, more than 700 apartment units and creative office space.

In all, the project will encompass about 740,000 square feet.

Connecticut-based Pickard Chilton is overseeing the master plan. Transwestern tapped New York-based Kohn Pederson Fox to design the hotel and condo building, with Houston-based Dillon Kyle Architects overseeing the condo interiors and New York-based Roman & Williams designing the hotel’s interiors. San Francisco-based House & Robertson Architects was tapped to serve as architect of record for the hotel and condos.

House & Robertson Architects is also serving as architect of record for the retail portion of the project, while the Austin-based Michael Hsu Office of Architecture is the retail design architect.

For the multifamily and office component, Transwestern again hired Pickard Chilton as design architect.

Houston-based MaRS Culture is overseeing the multifamily interiors. Atlanta-based Preston Partnership is the architect of record for the multifamily component, and Houston-based Kendall Heaton Associates is the architect of record for the office component.

OJB Landscape Architecture, based in Houston, is the landscape architect, while Houston-based Tellepsen and Alabama-based Hoar Construction are serving as general contractors.

Forgot to include these on the general thread...

MD Anderson ACB 2 & 3


The two buildings apparently have grown substantially. Now 22 & 26 floors. Based on the comments made by Tower Spotter below, they would be 408' & 438' or so, sharing a common garage, with three underground levels. It will also be adjacent to the TMC Transit Center for the bus & METRORail Red line.

In the Texas Higher Education Coordinating Board Capital Expenditure Plan Report dated September 2022; there is talk about the forthcoming MD Anderson Ambulatory Clinical Buildings 2 and 3.

Both in footprint, and dollar value, these 2 buildings are very impressive. Believe it's 2.5 million square feet and nearly $2.5 billion in cost.

The buildings are said to start construction in July 2024.



The MD Anderson Prairie (the former site of the Prudential Building and a surface lot will be removed in the process. It will connect to the existing low-rise Duncan Building & Mays Clinic.

A little sad the park will be gone. It's seems like its the only large park in the Texas Medical Center.

I still wish the Prudential Building were in it's place.

That said, the trails were always meant to be a placeholder for a future project. It's nice that there was some attention given to the layout of the space though. I've passed it but never have visited. Will try to make it out before it's removed.

Hermann Park isn't too far away. A 15 min walk or a couple of stops up the Red line.

I'll always miss the Prudential building. I remember it when I was a little tyke. Thought it was beautiful. It was built in 1952. I remember that it had a Rock of Gibraltar emblem at the top.

The Shamrock Hilton will also always be in my memories, even though it was not an attractive building.

Sounds like something will be happening on this currently vacant plot of land at Fannin & Earle streets, a half-block north of the Hyatt Place and a couple of blocks west of Helix Park. 13-story mix of parking/office/lab space with a biomed related tenant or tenants in mind.

I like the idea of building lots of retail, restaurants and shopping south of Allen Parkway from Buffalo Bayou Park. So that when people are at Buffalo Bayou Park, they can easily cross Allen Parkway to get something to eat and drink and then return to Buffalo Bayou Park.

I've been away for a while. Haven't kept up with things but am just now starting to catch up. Looks pretty active around the area still based on what I'm seeing on HAIF and it looks like The RO in particular is about to blow up with activity in the next couple of months.
