Ideally this spot would be a huge focus for internal population growth/density through apartments and condos, and then hopefully a grocery store, etc.

Not often a city can just build a whole new section of downtown. Regina is lucky in that regard.

It's not technically downtown. It's on the other side of the railyards which is basically the warehouse district.

It should be rather easy (or not haha) if there is developer interest to line Dewdney with similar scaled buildings as the rest of the district. Then in behind could be larger buildings, with apartments or whatever they come up with.

Getting the streetscape on Dewdney built up will help with people wanting to move there.

Yep, even just mandating that all new retail on that side of Dewdney also have 2-3 storeys of residential on top would be a huge deal.

The rail lines are not disappearing. It was the larger railyards area that was emptied. There will still be a bunch of tracks and trains going through there. It's not really the most desirable area.

The only development that’s ever gonna be there is a McDonald’s and a Tim Hortons, in a roundabout development

Ya its the odd shaped lot that is there now. It can be desireable if its done properly. To each their own.
