Cutting down forests to build parking lots

Surrey needs another Costco, put couldn't it at least be on a redeveloped strip mall or something? And would underground parking kill them?

and the location is weird. Superstore and Walmart and Best Buy all have underground parking. (Although could be better utilized)

I mean when they dump suburban sprawl all over the place I think it's a little nit picky to complain about a Costco.

Yah I dunno. Agree would be nice to see some thinking outside the box. We have these things called parkades and underground parking. Even the Real Canadian Superstore in Guildford was able to build 90% of its parking under the building itself maximizing land use and minimizing ground parking.

Yes there are power lines but not for the whole site and they could do surface in those areas but the rest smarter. Just look at the Downtown Vancouver location which still has 700 car spaces but all built compressed under mixed use dense development so you're accommodating the 99% of Costco patrons that drive yet fitting into one of the densest areas in the country.

I agree it is kinda ridiculous.

My guess is there is just no desire to push and quite frankly nobody cares about efficient land use out in South Surrey. By the time it becomes an issue out there land wise, we'll all be long dead. Also the design doesn't impact car use because nobody walks to Costco anywhere, even the one downtown I think has like 92% of visitors by car.

I think this isn't going to be built for quite a while. Amendments to local area plan, neighborhood concept plan, and rezoning residential to commercial.
They also need to deal with a riparian habitat.
I don't think it will start construction for a couple of years.

This is something that has been in the works for a while. Should it happen, the current store would be turning into a 'Business Centre' which would be more bulk purchasing based and would not have the specialty departments that a traditional store has.

sounds about right to me ..... but they have to have something else planned in Surrey or Langley to meet the demand ..... ie a store in North Langley/Port Kells at the expanded DISTRO site.

The application is from 2022, I assume there has already been a lot of planning done.

Just a rough guideline but the Kelowna store got approved in November/December 2020 and opened February 2022 so I doubt it takes that long.

The Santa Fe Mexico Costco has a hidden building/parking structure and green roof. But again I don't see them paying the extra for it in this scenario.

I assume Peak will end up being the builder?

The Kelowna store was replacing the existing store with a new location a couple blocks away, so slightly different conditions. The lot was also an empty field for as long as Google Maps will let you go back (2009).

I guess road infrastructure will be their biggest issue even for just construction access.

I did some digging and got the plans and details from the city for the South Surrey Costco at 1891 - 164 St Surrey, BC >>

"Costco is hoping to go to Council in Fall 2024 for bylaw introduction."

165,301 sqft store with 16 gas pumps

Here's the slide presentation from Surrey on the new overpass. Seems like most of it will happen in 2025-2026

Quote:
Phase 1: Realignment of Croydon Drive
Construction anticipated to begin early 2024 and be completed summer 2024

Phase 2: Construction of the Overpass and Associated Roadwork
Construction anticipated to begin early 2025 and completed in 2026

Peak Construction on a new Brantford ON Costco. After they have the foundation ready they can finish the shell in around six months (160K sq feet + gas bar).
