Wonder what the leases look like and how parking factors into that - mainly due to "residential building constructed in the 1960s with 88 unsecured market rental units".

As it looks like they're getting rid of parking spaces for the original building / they wouldn't be available until after construction is complete. Looks like there is a small corridor between the new and old parkade.

Units are $2,950–$5,155/month

CityHallWatch says a bunch of tenants already gave up because of issues with Larco with others getting eviction notices for various reasons.

Existing building has 84 spots and the new one will have around 121 spots but with new bicycle parking.

The subject site falls into Sub-Area J2 of the Joyce-Collingwood Station Precinct Plan, which designates mixed-use development with a maximum mid-rise height of 150 ft for the site. The height of the proposed tower is 384 ft, which is significantly taller than the 36-storey, 315-ft tower being developed by Westbank at 5055 Joyce Street — one building over from Sightline's site and directly adjacent to Joyce-Collingwood Station.

4910-4950 Willow St - Ronald McDonald House Rezoning Proposal

While we may have found this proposal, we give a sincere hattip to Abby Zieverink for reporting that Ronald McDonald House secured these 3 properties at Willow & W 33rd Ave nearly a year ago. Sadly, it’ll be a few more years before these homes could be approved, let alone built.

A lot of the times, the long-stay families in that situation are post-transplant, so as wonderful as our facility is currently, it’s studio-style suites that we have for the families,” explained Pass.

Pass estimates they’ll need to raise roughly $ 96 million to replenish the reserves from the land purchase and build the home.

Redevelopment of Southwynd Place seniors housing at Yukon & SW Marine. There is currently 90 units on the 1.9 acre site.

Note the concern for many wasn't tenant displacement but the shittiness of the landlord (Larco, q'uelle surprise). Anyway, its approved now:

Vancouver city council was unanimous Tuesday in approving a proposal for a 14-storey rental housing tower in Kerrisdale, despite concerns over maintenance, repairs and other issues associated to an adjacent building owned by the same developer.

Larco Investments Ltd. owns an 88-unit rental tower at 5455 Balsam St. called the Fontainebleau Apartments and now plans to construct a 145-unit market rental tower on a portion of the same property.

In giving Larco the green light, council attached a series of conditions to the proposal in response to tenants’ concerns at the Fontainebleau Apartments, a 1960s era building which has a large seniors’ population.

Council’s approval included criticism of Larco.

“I am not impressed — I will be honest — with this applicant,” said Coun. Sarah Kirby-Yung in her closing comments.

“We desperately need new rental housing in the city, and you don't want to be against that. But taking care of existing renters, and particularly seniors in our city, I think is fundamentally important.”
During the public hearing, council heard from tenants who complained of laundry machines, toilets, leaky pipes and kitchen sinks not being repaired or replaced in a timely manner.

At times, garbage had piled up in the basement for several weeks.

The building’s pool has been closed since the pandemic was declared in 2020 and sidewalks aren’t shovelled during snowfalls, said Daniel Kasowitz, one of many tenants who opposed Larco’s proposal.....

I think this is an example that illustrates perfectly the problem with our restrictive outlook on housing. Landlords have zero need to be competitive in the housing market because vacancy rates are next to zero, while the electorate decries any effort to boost supply. Good that this project was approved, and hopefully the existing building sees improvements.
