1985 Gore Road - warehouse (Under Construction)

Dancor is applying for zoning for what appears to be a warehouse with over 500,000 square ft of space on Gore Rd. Property runs just south of CN tracks between Clarke and VMP.

Strange address given that it won't have access from Gore. They have been working on this piece of property for a while. I think we did hear about this before, there's probably a post about it in one of the general threads. Canusa Auto Parts is also finishing up a large expansion on their warehouse next door to this property.

CanUSA is almost complete, give it one more week and our crew will be finished the exterior wall sheeting. This job was a long job because of the design which required 1 layer of vinyl back insulation, 1 layer of wall cladding, Rockwool insulation then the final layer of exterior sheeting. Very old design but guess they wanted to keep the same way as the pre existing building. Also across the road from CanUSA, Discount tires is looks to be throwing up a 30,000 sq ft addition. BOS should be completed and occupied by June and beside BOS they have started the excavation work for Bosco and Roxys. Property is also zoned from Hamilton rd to innovation dr along venture gt, do not know exactly for what but heavy equipment is on site. Lastly we do have a job coming up for Equal Brewing company which involves a 2 phase addition. The industrial areas along veterans really seem to be construction happy.

After a long pause they have heavy equipment back onsite working on footings and utilty connections again.

Flatbed trailer with load of structural steel now at site. Still no signs of any mobile cranes to start building the structural steel frame for this warehouse. Progress has been very spotty on this project for some reason.

Some good progress now with structural steel and exterior precast concrete walls now installed on the east end of this large warehouse. Looks like they plan to erect and build from the east end to the west.

Very little progress on erecting the structural steel or exterior concrete slab wall units on this project. Not sure why this is moving so slowly given most industrial buildings like this go up very quickly as steel workers and mobile cranes are expensive to bring in.

Nice photo.


Precast concrete slab wall panels used for exterior walls and a structural steel skeleton. Nice an solid.



I'm wondering if they downsized the building because it doesn't look as rectangular as the proposal in the zoning document. Maybe just the photo angle is deceptive.

I haven't been around to the Scanlan St side since the walls went up to get a look at how long it looks. My guess is it's pushing 600 feet across based on the loading docks and other space along that west wall, so it would have to be about 1.5x as long.

They have now installed the loading dock doors and have been busy grading the west side parking lot in prep for future paving. Would imagine they will also go with concrete immediately along the loading dock area and pavement for the remainder of the parking lot.

Yeah, concrete about 60 feet out from the building is pretty standard nowadays, especially at buildings where trailers would be dropped and sit for an extended period.

Precast concrete exterior walls now getting finished and painted. The concrete curbing for the parking lot islands are also getting poured and final grading work has started. Should see asphalt paving soon.

This seems to be moving along pretty slow to me. But also having first hand knowledge of the slow delivery of automated logistics material handling equipment (my own company is sitting on about 5 facilities waiting on MHE before they can become operational), the timing might be by design.

They have now paved a large section of the west side parking lot and work is underway on the driveway entrance off Gore Rd. They have also finished painting the exterior wall on the west side of the warehouse.

They are anticipating a lot of trailers in that parking lot, judging by all the concrete rows they have for dropping them on.
