I'd take Zillow data with an extremely large chunk of salt! That may be for the entire 5-county metro area (I don't know - Zillow is not a tool in which I employ). However, in the most desirable areas of the metro, inventory is down and prices are at or just slightly above summer 2022 pricing.

**Late spring and early summer 2022 was when pricing peaked last for the most desirable areas of Austin**

New Ivy League

Texas, Rice included in updated Ivy League schools list by Forbes

The University of Texas, Austin is now an Ivy League school according to Forbes. Both Texas and Rice were included as Ivy League caliber institutions in the state of Texas.

The Texas degree has long been highly regarded by those within the state and beyond, but the elite distinction further sets it apart.

The New Ivies are described as "the 10 public universities and 10 ascendant private ones turning out the smart, driven graduates craved by employers of all types."

Not eligible for inclusion on the list were the eight Ivy League schools along with Duke University, the Massachusetts Insititute of Technology, Stanford University and the University of Chicago.

The ramifications extend outside academics. It could be a determining factor in bringing more top athletes to Austin. Now you can play in one of the top athletic programs in the country and earn a degree with Ivy League acclaim attached to it.

Texas isn’t lacking in sports success over the 2023-24 athletic season. The Longhorns have 12 conference titles including a big one in football this season. The next highest Big 12 title total this year is four from Oklahoma State.

The Texas football program hasn’t had any issue recruiting under head coach Steve Sarkisian amassing Top 5 and Top 10 classes with little difficulty. In a tie breaker, it’ll be difficult to ignore the superior degree you can earn in Austin.

Texas will look to leverage its academic status moving forward.

If this is something that sparks your interest, you wouldn’t be breaking the law. In Texas, the indecent exposure law states that nudity is only judged as indecent if you expose your genitals to another for the purpose of sexually arousing them.

Indecent exposure only covers genitalia, meaning women’s breasts are deemed decent. “If the exposure is not intended to arouse someone, then it’s not considered indecent,” according to Fulgham Hampton Criminal defense attorneys.

The closest nude beach to North Texas would be Hippie Hollow Park, just under three hours away from Fort Worth. Located right next to Lake Travis in Austin, Hippie Hollow was No. 10 on Hotel.com’s list of best nude beaches in America.

Collier's Multifamily Market Report, 1st quarter 2024:

Downtown Austin: 18.8% vacancy. 7,439 units existing, with another 2,548 under construction.

Market-wide: 12.8% vacancy. 189,844 units existing, with another 25,055 under construction. Strong absorption market-wide; unfortunately, they don't break it out by sub-market.

Collier's Austin Office Market Report - 1st Quarter, 2024:

Downtown: Total Inventory: 18,687,375 square feet. Total Availability: 29.8%. 165,932 square feet negative absorption. With another 1,659,680 square feet under construction.

Market-wide. Total Inventory: 89,464,936 square feet. Total Availability: 27%. 287,875 square feet absorbed. With another 5,385,480 square feet under construction.

Can’t remember the name of this building but do remember a developer bought it and renovating it. Looks like work is being done to it.

What is the likelihood that Austin will not have a 300ft+ building under construction next year? I made a bet over the weekend with someone that at least one of the residential buildings that are 300ft+ will break ground before waterline tops out (looking at you West Campus). I am not so sure now looking at the excellent tallest project update ATX has put together. It seems quite a few projects have dropped off the permit activity.
There is a high likelihood that in late 2025 we will have no high rise under construction in city proper. What are your thoughts?
I am fine with loosing the bet after our current construction boom. we need a breather to recalibrate.

I'm assuming you mean a 300 footer breaking ground next year - there will still be some U/C.

There doesn't look to be any 300 footers breaking ground in WC next year. The only ones that haven't broken ground already have stalled in the permitting process and appear dead.

At the start of the year I was optimistic that around five 300'+ towers could break ground this year. But based on permitting progress (or lack there of) and the lack of any news about approved 300 footers, I think the Hilton at 5th & Lavaca is the only one that could break ground downtown this year.

And all of the 300 footers proposed for the Domain are clearly not happening any time soon.

There are a handful of downtown projects that could still happen in 2025, but it's too soon to have a lot of hope for those.

We have to get by with enjoying what's U/C now and what has been built in the last ~17 years. 2007 is when the boom began IMO.

Businesses have to make business decisions at times. Not all jobs/companies can make 100% remote (or remote anywhere) work. Sometimes there is a need to come into the office and the company doesn't want to shell out significant dollars for flights to do so. That does impact people, yes. And they have a choice to make.
