You know, I was just walking by there the other day and saw the area. It's kind of awkward because as you can see in that photo, there's a little side parking curb for like two cars there that narrows the nice side walk. So that makes the bike path not very straight as well once you get there. Awkward design and if there is a particularly large truck parked there, it will create a vision blockage of cars trying to right turn into the parking lot and not seeing the cyclist. Having little pocket of side parking like that just invites people to get psychologically upset they can't park there if there's not spot. Then they end up getting real creative because "it's just for a minute". I see that all the time at Brentwood mall due to similar design.

Did they just extend Tower 1 completion date to September 30? Or am I misinterpreting the term "Development" in the amendment?

Hopefully the design of the parkade would make it quick for residents to get in and out of it

My unit is facing southeast and I noted that I could not hear any outside noise (Skytrain, traffic, etc.) from inside the unit for the entire duration of the walkthrough (1 hour). I could not hear outside noises even when the inside of the unit was quiet. However, I definitely could hear the Skytrain while out on the patio.

I brought a property inspector who has inspected over 100 condo units and he noted no functional issues. There were a few minor cosmetic issues such as uneven wall panels or 1mm cracks in the ceiling. His overall impression is that the build quality is some of the best he has seen, though he couldn't evaluate everything because for example the AC was not set up yet.

From my understanding, any deficiencies that are identified within a year of possession can be fixed by Onni without cost to the owner so that should provide some level of reassurance for new or undetected defects.

Thank you for sharing, did you get to walk through the common areas, gym, and amenities? If so, thoughts?

Reading Tower 1 Ninth Amendment

"The Development includes 518 Strata Lots to be located within Tower 1,"

"The estimated date range for completion of construction of the Development is June 30, 2024 to September 30, 2024."

Must be getting close since this amendment shows Tower 1's strata plans registered with land title office.

2nd and 3rd bedrooms do have sliding closets. Primary bedroom have pocket doors for walk-in closets and ensuite. If you have your floor plan or look at the Gilmore Place of a particular suite (example. https://gilmoreplace.com/documents/71/2-F.pdf), you may note the sliding doors

Carlton Through-Street

Will the "new" Carleton Street be fully connecting Lougheed and Dawson? Can Someone enter the back parking through Dawson or only Lougheed or both? Right now it looks like the Carleton St entrance (by car) will only be through Lougheed only for the back parking and doesn't go straight to Dawson. Any insights?

Probably won't go through until after the next phase, if it doesn't now:

I can confirm (without pictures, just trust me) that "Carleton" currently has a mortared up cinder block wall with a glass railing where phase 2 begins. I don't think that road is going through to Dawson anytime soon.

I think Phase 2 included some plans to finish the West side of the road where they are building up to the final road standards with bicycle lanes etc.

I think Phase 2 has a driveway where the Lougheed Plaza is located and the other street has a driveway into that future phase. Then some more driveways on that East/West lane on the bottom right.

What exactly is planned for phase two? When do you think phase two completes?

That's an interesting question considering that we cannot get an answer as to when Phase 1 will complete.
