Yeah, I was going to say this. I'm not sure that ASU owns Brickyard, just like they don't own the land that Postinos is on. I believe ASU is a tenant at Brickyard (maybe I'm wrong on this? Ive had a difficult time determining this). My understanding is that the retail at the new academic building would be treated like the Vista or MU retail, which certainly can not sell alcohol.

Two Notable projects on the horizon for tempe:
1. John McCain National Library - 4 stories, 80k SF at NEC of Mill Ave & Curry per DataBEX. In design phase with construction start planned late 2025.
2. ITSB-9 - New research facility on Tempe Campus, likely planned for NWC of Rural and University as part of Novus. In planning stages, construction start in 2025.

Do you have a link for those ISTB-9 plans? I think I saw a mention of that in the ASU 2025-2028 capital plan (which would have been published last fall) but my understanding was that the location of ISTB-9 would be on the SE corner of University and McAllister where there's currently an old maintenance building and an empty lot, so it would just be across the light rail from ISTB-7 aka the Walton building.

Looks like the new student housing will replace the Moxy Hotel and keep the Walgreens and surface lot as is.

Yeah, reading through the letter from the developer in the project packet, it sounds like they are not able to begin development on the CVS portion of the lot because CVS has a lease that prevents them from doing so. Maybe once that lease ends they will build more units on that land?

A post from the Phoenix thread led me to look into Davis' portfolio. This "Tempe Boathouse" project caught my eye, as I had not heard about it before. Does anyone have any information about this one? Or is it forever pending due to lack of funds?

New Preliminary Site Plan Review application on the Tempe permits website, this one is for a mixed use development at 950 S. Terrace Road which is currently the location for the 3-story Greenhouse Apartments near the Rural Road light rail station. Based on location, maybe likely a student housing development, but doesn't explicitly say that yet. This is one of the last remaining older apartment buildings on Terrace that hasn't applied for a new development yet.

Additionally, there were two other recent PSPR applications of note, one for a 450 unit mixed use development "at University and Mill", and another for a 30 unit townhome complex called "Hayden Townhomes", however no link ever given for these applications yet which is where the address is normally listed so can only speculate as to the exact locations for these (both applications filed on June 11th)

It says the grant will go towards engineering, so that has me wondering when construction will eventually begin.

Yes, they are still in the early stages. I wouldn't expect construction to start until around 2027-28. Still a long-term win for Tempe and Mesa, and I believe it will help fuel high-density development on Rio Salado between Rural and McClintock.

Always nice to get an anticipated timeline on these projects. Looks like Verve is planning to start moving residents in for the Fall 2026 semester, which is the same timeline as those for 1020 east Apache and the Marshall. Combined, these project could have a really big impact on the area all at once!
