Sherwood Rd Business Park Expansion

Another addition to the Sherwood Rd BP. Just a few years ago there was nothing here on the north side of Sherwood Rd.

It could be the Summerside meat market, his business has expanded once and now when you pass his spot, the parking lot is full, and they are parked on the road and across the street in the Toyota parking lot.

Perfect project and location! Andrea won't like it though, and her public doats will have lots to say why they shouldn't. Like I've been saying, we need more people living downtown, not tourists. This goes for a lot of other projects not making it past public negativity.
I remember when I was a kid how busy the downtown was. The diners were full, shops were busy and townie people out numbered tourists. We need to have tourists too but they're not around in the off-season.

Should be 12 floors+!!

BRING IT ON!! MAKE CHARLOTTETOWN A CITY AGAIN!!

They should open a location in Charlottetown. I know lots of people who are driving up to Summerside monthly to stock up. I’ve yet to go, but plan on going soon.

They probably could support multiple locations across the island.

The Planning Board meets this Wednesday, the 19th.

This quote is from the city packages page,

https://www.charlottetown.ca/mayor__...eeting_package

"The proposed change of use for the site from commercial office space to contain primarily residential use in a higher-density format is in general agreement with the noted policies and objectives of the Official Plan for the downtown core land-use designation.
Planning staff are of the opinion that the project has merit as well as strong potential to provide additional and much-needed housing supply within the downtown core in close proximity to established services and amenities that would be synergistic to and supportive of the development."

Now the hard part, Public consultation!!

I hope no NIMBYs will interrupt this project, but I doubt it won't happen, which is a shame. Charlottetown NEEDS housing! This project is great in my opinion! Perfect location, right next to many amenities, aswell as bringing people to the city centre!

Simmons Arena Update

The new Simmons Arena is soon to be completed in the near future. The ice machine at the old Simmons has been shutdown with the rink still being used for flee markets. I think it will be torn down later this summer sometime in Aug/Sept.
I'm looking forward to the new facility!!!

The height of this 8 storey is 103.3ft which is not far off of the Holman Grand I believe. Anyone remember the height of the Holman Grand? 110ft, maybe!

I believe it's 38.7m, which is about 126.9ft.

This is a quote from Deputy Mayor Jankov,

If council does that, Jankov expects people will be given a chance to share their opinions on the project as early as this fall.

THIS FALL!!! That means maybe a year or two start date!! This is the issue, no one wants to fast track apartment development in this city. Instead they tip-toe along, probably to not step on the NIMBY crowd so to ease it in gradually either to satisfy them, or hope maybe the developer will give and go away. We don't have to go far to see this, look at the Porthouse development. This stuff really infuriates me. They talk the talk but don't walk but drag their feet!!

They’re waiting on it to come back from the design reviewer. It MAY be back in time for the public meeting on July 17th, but they’re not 100% sure. I think the Deputy Mayor is playing it safe, saying fall in case the design review process holds it up.

That’s not true. The city has approved THOUSANDS of units, the developers just aren’t building. All behind the mall has been rezoned for three big projects, crickets from the developers. Big apartment on North River Road by old Kia Dealership, crickets from the developer. Decent sized apartment between King and Sydney, near Queen…more crickets.

I’m beginning to think developers here are actually real estate holders who buy up land, hold it while they have it all rezoned, then go shopping for a buyer. That’s exactly what Stratford’s Crossroads project is all about…watch and see.
