I agree, so that is why what they are proposing for the site makes sense.

It sounds like this will be that. The problem will be whether the market and the price will meet. Condos are not that popular in Sudbury, so they will need to be priced right and finished right to fill it.

Meanwhile, in Thunder Bay, projects keep chugging along...


Junot Ave Transitional Housing Project - 58 Units


Huron Ave Housing Project Phase 1 - 24 Units

River Terrace "Luxury Apartments" - 120 Units

Two of the more high-profile projects appear to be delayed:

Suomi Koti (60 Units) and Giwaa on Court (46 Units)

There are some other projects around town like the development of Dawson Court on Algoma along with their Tiny Homes proposal, the infill projects on Junot across from the EMS HQ, and the recent opening of new parcels in Parkdale along with the subdivision between Highway 61 and Mountain Road for development. I didn't include the Hoito project because, well, that's a mess and who knows what will end up happening there.

Still - 2200 new housing starts by 2031? Things are going to have to move a lot faster and some long talked about projects are going to have to be dusted off and put into overdrive. That is ALOT of housing - I was speculating with a friend as to where it might end up happening.

There is also the two 5-story condos in Woodcrest which are 24 units each. I believe the second building will be finished shortly.

New 108 Unit Apartment building being built in Sault Ste. Marie at 110 Pim Street. First render I've seen of this building.




Sits on the former site of Tara Hall apartments.

It's a shame there aren't more updates out of Thunder Bay and NWO as a whole. I would love to keep abreast of what is happening with our next door neighbour.

Wanna tell us what’s happening in Kenora and Dryden?
I was just thinking that it was nice to see a Manitoban commenting in here.

It’ll probably never happen in my lifetime, but it’ll be interesting if Kenora grows all the way to Highway 17A (the bypass).

Was at the NOMA conference last week. Lise Vaugeois mentioned these two projects specifically when she was talking about how some promising projects are not getting funded by the government as they could be and have stalled because of it.

Some of the other things mentioned at the conference (in passing in most cases) that I found interesting:

- Three Seeds Corp. and their vertical gardens in the basement of the Eaton's Building. This is such an interesting concept and I hope they are very successful.
- A verbal commitment from ministers to upgrade and improve Fort Francis and Dryden airports to ensure they continue to be ready and up to date for any new passenger airline looking to set up shop there.
- NOMA's decision to back the 2+1 passing lane highway model in place of twinning in any location that has not already undergone preliminary planning by 2025.
- NWMO is ready to make it decision (basically) and when they do everyone on the opposite side is going to lose their mind.

There were, of course, other things that came of the conference but these specifically have stuck with me.

Found this article about Project manitou in Sudbury.

The article has a youtube video giving a tour of the site.

Pretty large site, probably the biggest project in Sudbury since the hospital was constructed.

Feds and Ontario to fund new hospital to the tune of $1.3B in Moosonee.


The federal government is providing $1.2 billion to help build a new hospital complex on the James Bay Coast, easing residents’ fears that construction wouldn’t start this year.
Indigenous Services Minister Patty Hajdu announced in Ottawa on Monday that its partnership with Ontario to fund a hospital redevelopment project in Moosonee will move ahead. The province is providing an additional $44 million, bringing its share to almost $1.3 billion(opens in a new tab).

Potential for New Development on Simpson Street

There are a lot of things going on in the City of Thunder Bay right now: lots of residential construction along the Junot/Golf Links corridor, Hotel by the hospital, continued construction at the Waterfront, new retail potential development near Golf Links and Central, a new hanger at the airport...

What do you think about this Charry Corner? What would you like to see happen here?

Personally I would like to see some single floor retail and proper green space at the corner, between the subway and the tracks. On the opposite side some street level residential space akin to what was built along Algoma at the former Holsum bakery site.

There is some opportunity here but I know the potential is limited based on the surrounding neighbourhood industry, along with public mindset and available parking.
