In about the past ten years, there have been 43,727 completed units, 17,704 units under construction, and 31,215 approved units in the pipeline. In total, that's 92,646 units! Given that Jersey City is only 15 sq mi, this is probably the highest concentration of new housing anywhere in North America

There are a couple more 50-60 floor towers proposed on the June planning board agenda. Both downtown.

Lived in JC from 2020-2022, unfortunately got priced out, and moved back to Chicago.. Question: Is the plan for the 3 or 4 highrises on the 6 Street Pier still moving forward?

Yeah, those towers on the pier are moving forward. I believe Lefrak is the developer.

I’m reading the Journal Square 2060 plan to promote affordable housing. Looks like developers will be allowed to build 20 stories on top of the FAR of 25!

This change probably just pumped up the value of the Kennedy Fried Chicken lot by millions. Also, several other sites in the area must be more valuable as well as the maximum height they can build goes from 40 to 60 floors.

It’s probably too late for 499 Kennedy but it will be interesting to see if they try to tack on more floors during construction.

Anyway, with the Journal Square inclusionary zoning ordinance, thinks that make you go hmmm... watch all those remaining Homestead Assembly building grow by 20 floors each. So 27 becomes 47.

The reason for denial, as I understand it, is that the city is actually in favor of the height and density. All they wanted is guarantees that the light rail stop will be constructed and the right-of-way preserved, but the developer didn't want to follow the city's process to obtain that commitment. They told the city, 'trust me, bro' and the city said "No!"

the 11606 Redevelopment Area. Montgomery Greene Owner, LC proposes ot develop a 57-story mixed used building, approximately 18 parking spots, 3,000 sq. ft of commercial space, approximately 3,500 square feet of publicly accessible, privately-owned and operated open space plaza on the corner of Greene Street and Christopher Columbus Drive ("the East Property") together with onsite and offsite improvements. The project will include 600 residential units, of which five hundred and ten (510) units wil be market rate, and fifteen (15%) of the total units, or ninety (90) units, wil be affordable housing ni accordance with the 11606 Redevelopment Plan.

This isn’t the same as the other 57 story tower announced last week. Not bad.

1 in 9 of all new housing building permits in New Jersey so far this year (Jan 1 - March 31, 2024) are located in Jersey City. About 1 in 10 are in Jersey City multi-family units of 5 units or more.



What about Newark? They have 136 units compared to Jersey City's 1,033.
Absolutely beast numbers as Jersey City carries the entire State.

These are Toronto numbers as you would be hard pressed to find similar growth rates in the United States for densification.

Furthermore, Chris Lamm, the JSQCA’s vice president and chairman of its Construction and Planning Committee, said there is a preliminary proposal for the redevelopment of the former Muller Pasta factory along Baldwin Avenue.

This proposed development would create more than 2,400 new units.

Old proposal:

Where can I find your list for JC? The one in the first post is from 2022.
