Great shot.

I've found some really good places to eat along that Kingsway stretch. Crab Hot Lau and Shiok being two of the best. Moon Cafe was up there as well, but it recently closed.

The T&T on Kingsway is a good one. Lots of premade lunchboxes that are quite tasty.

Shiok is great, but only been to the one at Lougheed Mall in the really nice revamped food court.

Re - Kingsway. There are some stretches with good potential to become decent retail stretches, maybe more similar to Victoria Drive though (as opposed to Main St), given the demographic. Cedar Cottage/Kingsway is one of these areas, with the City labeling it "Little Saigon". Obviously a Vietnamese leaning area, but still is diverse. Collingwood is very much a Chinese neighbourhood, as it very much resembles Victoria Drive. It is also the furthest evolved neighbourhood along Kingsway. The Victoria Drive area shows some potential as well.

I don't think these neighbourhoods will be allowed to evolve organically though, given how quickly condos are replacing all the 1 and 2 story retail buildings along Kingsway, which is too bad because his is how our best neighbourhoods like Mt. Pleasant, Commercial Dr. etc, evolved.

They got occupancy permits in April

There's patio furniture on the outside decks on the eastern end of the building too, so if staff aren't there yet, their arrival must be imminent.

The Abcellera building is how the new rental building attached to the community centre in Coal Harbour was trying to look and failed.

The paneling looks much cleaner.

Abcellera might be clad in metal panel, versus the prefab concrete at the Coal Harbour project.

The data on rental vs ownership approvals is amazing - City Policy really starting to pay off. (78% of nearly 8,000 approvals were rental in 2023). (There are 16,600 units under construction across the City, so a 5-year target of 28,900 is not impossible, but it'll need more of the tens of thousands of approved units actually becoming starts, and completions - and it doesn't look like West End condo towers that contribute to that).

The comment that there's no way that 22% of units could have 3 or more bedrooms is refreshingly direct.

The City's previous 10 year target of 72,000 units was, I thought, over ambitious, so pushing it up to 83,000 seems unwise. It seems to me to be a better to exceed 72,000 by a few thousand, (or just miss it), than fall short by many thousands. I wonder if the new number has a political, rather than a staff, source?
