The west side of it is in the Floodway for the creek, and is undevelopable for new homes. There is also a main trunk sewer line that runs on an angle through cathedral, cpr annex, pioneer village,rosemont and mount royal to the Mcarthy pumping station that limits construction. Some neighborhoods are designed around it, it runs under empress drive. So if you follow that angle in each direction, you can really see where it runs by how buildings are built around, and are angled to not be on the easement. There are two newer houses on pasqua street between 14th and 15th that are angled to allow the main trunk. If my memory is correct, I think it's nearly 10' in diameter.
