Oh well. It's absurd, but I already didn't like the project since I find the blue-glass designs bland, they're too close together, and they're not interesting or attractive enough to dominate the skyline from the postcard lake angle. Not like when they value engineer something good into being mediocre or ugly.

Maybe the Star will build a new, more attractive headquarters like the Globe did.

It would probably be a tie in that specific category as The One is probably not going to be 90+ floors: it'll be up to whomever buys the project. This also presumes the city approves these towers at these heights.

That said, 2 of Chicago's are office buildings with much much taller floors: 90 x 4m x 25,000 sqft is much more impressive than 90 x 3m x 10,000 sqft.

This is not surprising at all that they are seeking to replace the commercial with residential. It will take supertalls without reducing the approved commercial floor space and the height precedence is already established on the north block. No one at silly hall cares about residential densities. Why should Pinnacle?

Toronto has already surpassed Chicago in 90 plus storey including proposed.

It may not be the greatest place on earth, but it has the second best collection of quality skyscrapers on earth (second only to New York City).

I don't think the two additional supertalls will fly with the city. With the presumed eventual completion of the One Yonge and Sugar Wharf collections, this area will already be one of the densest couple of blocks on the planet. Imagine adding two more supertalls to the mix. Crazy!

I agree the city will likely have issues with the density, but they'll also likely get overruled on that matter by the OLT.

Not replacing the office space will be a far more difficult fight for Pinnacle. AAA/A vacancy rates within walking distance of Union is ~6% and lease rates for those spaces started climbing in 2024, so saying it's not in demand at any point in the future (zoning is forever) won't fly with either the city or OLT. If they propose a substantial increase in residential it'll likely sit on a hefty office podium with some additional commercial on the PATH level.

Some Class B/C buildings are 50% vacant but demand for shiny new feature-filled office space is still fairly high.

New York and Chicago will be 1 and 2 in perpetuity if prewar skyscrapers are requisites. However, London, Paris, etc. definitely compete with Chicago on quality of its skyscrapers. I'd also give Chicago the edge over New York City too.

The changes here were well-received by the Design Review Panel, notably the public realm improvements along University and Elm Street.

A visit to the Review Panel last year included changing the podium cladding to punched windows that compliment the retained portion of the original building and reorienting the tower to retain more of the original Parkin building.
