No mention at tomorrow's meeting? interesting information. So I could assume that the Affirmation Tower is still not a valid proposal. So why was this proposal actually presented? Did Peebles possibly release his proposal before the official announcement? Or does Peebles want to plan his Affirmation Tower on a different site (with different probertion) Roosevelt Hotel 45 east 45th Street.

I remain skeptical about this 418 11th Ave. site until a winner is actually announced.

That’s fair. But the state moves slowly, and has been moving slowly since the new administration. It doesn’t mean this thing isn’t being finalized (before it can officially be announced). Just that they’re not announcing it today.

Very meh and prosaic. It does strike a good resemblance to the EPIC Hearst Tower extension by Foster; albeit it is at a criminally short height. https://www.archdaily.com/204701/fla...r-and-partners

Why not just do a taller version of the Hearst Tower and improve upon it; which could only make it much more epic and incredible addition to this development.

No doubt there hasn't been much design work done on the proposal. Those renderings, specifically the interior renderings, are just conceptual. We will see much higher quality renderings eventually should the project move forward.

Hell’s Kitchen Assemblymember Tony Simone told W42ST on Tuesday that he supports the measure passed by the Senate, and thinks any new development should be subject to the city’s Universal Land Use Review Process (ULURP), which requires input from the community board and an opportunity for the public to weigh in.

“I think it would be determinative on the scale and character of the neighborhood,” Simone said. “I just think a broad cap is kind of yesterday — we should look at a forward-looking way of increasing density.”

Simone, who lives near Hudson Yards, added that empty lots, such as Site K opposite the Javits Center (418 11th Avenue), could produce more housing, including so-called affordable housing, if the FAR cap is lifted.

“I look at the huge skyscrapers of offices and luxury towers in Hudson Yards, many [of which] sit empty,” Simone said. “I think there should be some flexibility on density if we can create more housing supply and that should include middle income housing. It shouldn’t just be a playground for the rich.”

Simone said he is also eyeing the site of the now-demolished Hotel Pennsylvania at W33rd Street and 7th Avenue, which was originally set to become an office tower as part of the plan to build a new Penn Station. Simone said the site is part of a state General Project Plan, allowing the state to override local zoning, and could be redeveloped into more housing if the cap were lifted.

“What we need is to build affordable housing for the middle class,” added Simone. “It is outrageous and upsetting that in my district, Hell’s Kitchen and Chelsea, folks who grew up there are being priced out of their homes.”

How could a skyscraper designed by Foster, SOM, Shop Architects, KPF,... look like? Imagine a supertall designed by Foster on this plot.

Couldn't Peebles have won the RFP after all? Behind closed doors.
Or was this just for PR purposes as the Hudson Yards Phase Two proposals were announced shortly before?

Zapatan, only when I see the complete tower as a final rendering can I make my judgment. But it already looks much better than the old one, and it would also be interesting to see how the two designs will look on the skyline.

I'm still waiting for them to finally announce a winner. Or are they waiting until the RFP is withdrawn? This one will be empty for a long time, as well as others in this neighborhood. We only have a concept not even a real proposal. Why do we actually need this thread on the forums anymore?
