This is good news. DC doesn't have enough land for buildings to be mostly or entirely unused. Does anyone know if the Federal Home Loan Bank Board building at 370 First Street, NW, is vacant? It is a beautiful building but it appears to be unoccupied and the Board was dissolved in 1989. That has to be some of the most expensive real estate in the country. It would be a waste and an embarrassment if, in fact, it is vacant.

^Interesting. I wasn't aware that the site was an early contender for the AA museum.

This is about as prime redevelopment opportunity as you get, so hopefully this produces something excellent.

In short, if Amtrak gets its way, the mezzanine level retail spaces would be replaced with expanded waiting areas, Amtrak and Acela private lounges, etc.

Well, this will be fun to watch. Hopefully more housing and parks are built at the RFK site and not a stadium that will be vacant 350 days per year (likely vacant more than that because the Commanders aren’t getting to the playoffs). Also, I hope the demolition is a metaphor for RFK Jr.’s campaign.

Beacon Communities and the Christian Tabernacle Church of God have filed plans with DC's Historic Preservation Office to construct a seven-story, 65-unit all-affordable development at 2033 11th Street NW (map).

In addition to the residential component, the new development will have a 7,000 square-foot child development center, as well as a new community plaza. .."

Developer inks deal for big piece of Washington Navy Yard

"Redbrick LMD has inked a long-term lease for part of the Washington Navy Yard in Southeast D.C., where it plans a waterfront development likely to include a mix of retail, restaurant and multifamily.

An affiliate of the District-based developer signed the 99-year lease May 31 with the Navy, taking it through May 2123, for a 15-acre site along the Anacostia River walkway closest to the 11th Street bridge, according to a memorandum of ground lease recorded Monday with the D.C. Recorder of Deeds. The deal was valued at $3.1 million..."

Looks like a very interesting office-to-residential conversion in downtown Washington, DC. Definitely a post-pandemic trend as companies shed office space with more workers working from home.

D.C. commission approves zoning change for U Street despite opposition

"D.C. officials have approved a zoning change that would allow for hundreds of units of housing on a city-owned property in Northwest Washington, despite opposition from residents who argued that a new high-rise would overwhelm their neighborhood.

The Zoning Commission's preliminary 4-0 vote Thursday would increase from 40 to 100 feet the height a building can rise on a portion of the U Street NW property where Mayor Muriel E. Bowser's administration is seeking a developer to build a mix of market-rate and subsidized housing.

The National Capital Planning Commission is to review the proposed zoning change in September, after which the zoning commission would convene for a final vote. If the proposed zoning change clears those hurdles, as expected, the city would seek applications from builders to develop the site.

For decades, police and fire facilities have occupied the sprawling parcel on the edge of Adams Morgan along 17th Street NW and between U and V streets. The Bowser administration's application to amend the zoning prompted multiple hearings over the past year that included hours of debate among residents, activists, and city officials..."

"The development boom that defined DC's Navy Yard neighborhood for the last several years has quieted down recently. That may be about to change.

UrbanTurf has learned that developers MRP Realty and Florida Rock have plans in the works for a pair of large residential buildings along the Anacostia River just to the south of Nationals Park.

The plans call for two 130-foot residential buildings with 309 and 281 apartments, respectively, along with approximately 6,300 square feet of ground-floor retail that will sit along the water. A community dog park will be constructed between the two buildings and a garden with native plants will be located to the east of the 281-unit building."

The X account Tim in DC has some new pictures of the upcoming Stacks development. It will introduce some narrow pedestrian streets to DC. Looks like something out of Boston or London rather than a traditional DC design with wide setbacks.

The Stacks is one of my favorite new developments in DC. I didn't have an opportunity to take a photo but when we were in DC over Labor Day weekend, it looks like the first phase of the Bridge District development is nearly complete.
