Bingo. There is no reason for any of the highways to go all the way downtown, let alone create a girdling loop around the entire urban core. Even if you accept urban freeways as necessary, we could easily dispense with at least I37/281. These freeway burying projects are INSANELY expensive, the money is better spent on transit.

I've always felt we could at least have 281 terminated at Hildebrand. It would allow the Zoo to have more land and create and much better connective space with just a boulevard there. 37/281 could re-emerge as a highway at 90 to keep costs down.

I’m just gonna pretend like they’re building our answer to Minute Maid Park and not a luxury hotel that won’t even be open in time for the Final Four it was intended to be welcoming guests for by then…

Lol well it was only a matter of time until we got this news I feel like but the 17-story apartment tower by AREA Real Estate has officially been canceled.

"Local developer AREA Real Estate terminated its agreement with the Hemisfair Park Area Redevelopment Corp. (HPARC) to build a 17-story mixed-income apartment tower on the complex earlier this year, a Hemisfair spokesperson confirmed to the Business Journal. AREA had been aiming to break ground on the 200-unit project in 2025. Hemisfair CEO Andres Andujar said in a statement to the Business Journal that a flurry of factors contributed to the cancellation...'The challenges with finance, design and construction are impacting project viability around the nation,' Andujar said. 'Hemisfair is optimistic about the opportunity to reconsider this critical site as its value is increasing with the emergence of impressive projects in the district and beyond.'...Alternative uses for parcel, known as D5, are currently being explored, Andujar added."

Fingers crossed for a 35 - 40 story mixed use hotel/apartment project. Wish they were canceling D2... Still cannot believe that sh** is being allowed on that site.

UUUUGH! Not the 17 story to be cancelled! I wanted the 10 story canceled so that area could be explored and maybe we get another 25 to 30 story building proposal.

Kinda weird for Adelman to pull out of the project, especially since he is a big downtown booster. He didn't provide comment to the story which makes me think there is probably more to this than we will ever hear about.

The HDRC keeps denying his request to demolish some buildings on the west side in Cattleman’s Square. Makes me wonder if he is being petty or if there is some deeper financial things going on. Also, multi-family is not doing super great in the SA market as a whole (even though the urban core sub-market is doing pretty well). I bet access to capital is hard right now.
