[Burnaby] Riviera on the Park | 110.7m | 35Fl | U/C

Riviera on the Park by Ledingham McAllister. This building is set to complete in Summer of 2025 according to the marketing materials.

The boot of this building, which is hidden behind the trees to the left, houses the rental replacement units and contains an outdoor garden terrace roof.

Floor 33 has now been poured, with windows not far behind. Five more levels until the structure is complete. The penthouse is at the 35th level - the additional three levels are from the elevator machine room and surrounding "crown".

I was unable to find the height of this building, does anybody know?
I did a quick search and didn't find it either - hardly surprising as Burnaby seems to not like sharing that info (or they don't think anyone really cares). Btw it's at Nelson and Bennett.

The height is usually listed in the public hearing documents which don't appear to be available anymore.

Looks like the project got renamed. And the address changed, as well. It is now at 4988 Bennett Street.

The proposed height was 110.7186m according to the linked architectural document by IBI. Title updated!

This building is designed to have two elevator cabs serving the market strata component. This is a ratio of 246/2 = 123 units per elevator.

Remarkably, at the Escala development, there is a ratio of 369/3 = 123 units per elevator, which is precisely the same amount. Aviara is nearly the same at 239/2 = 120 units per elevator.

Where does this number (123) come from? I don't see anything in the BC building code for minimum cars per unit ratio. Surely this could not be a coincidence?

1 per 100 units is a pretty standard ratio to aim for, so at 1:123 the developers are trying to squeeze a bit more out of their vertical transportation, which a savvy buyer should note but a lot wont.

1:100 doesn't seem standard anymore in Metrotown. Digging into this a bit more:

Nuvo by Anthem has 354/3 = 118 units/elevator
Central Park House has 356/3 = 119 units/elevator
Solhouse 6035 has 479/4 = 120 units/elevator
Concord Metrotown Central Tower has 429/3 = 143 units/elevator (!!!)

Seems like many developers are converging on the magical 120 number. Perhaps that is an upper ceiling on the number of units a single high-speed elevator cab can reasonably service according to some sort of of traffic flow simulation.

I should have said optimal, not standard.

Like I said developers trying to squeeze more out of their VT systems.

It works in a condo when you sell and walk away. Rental buildings built by reputable developers will be more likely to stick close to the 1:100.
