The last vestige, Chick-fil-a, of the ATT Food court in midtown is closing at the end of May, is this a sign of a potential redevelopment for the property? Was the only thing left there

The old AT&T food court is outdated and needs to be retrofitted.

It has been in the process of renovation/redevelopment for years.

That area is kind of screwed over because its all office, and the market for office space has bottomed out. Made sense pre-pandemic. There is the one student tower at 3rd and Spring, but we need way more residents in this area before anything in the old AT&T food court/mall will be successful. The whole skyscraper is empty, and the nearby Norfolk Southern and Anthem employees are still doing a lot of remote work.

More movement on Boulevard, this time 529 Boulevard
"Proposed development of a multi-story apartment building focused on affordable housing."

Boulevard on both sides of North Ave is going to look very different in a few years.

Does anyone know if the lot at the northeast corner of Boulevard and North Avenue is still planned to be a Starbucks? It’s been under construction for a bit but I haven’t heard anything about it in a long while.

Pretty sure it’s a dog spa or something like that- no longer the Starbucks.

You're right about offices but you're forgetting a lot of residential (Lilli, Trace, Crest, Windsor, Biltmore ...), hotels, Fox, etc. It's a busy area with a lot of restaurants. That food court just sucked.

Fair point, but all of those residences are further north and east. For whatever reason the pedestrian density just doesn't carry over to the AT&T building area even though it's just a few blocks away. I think the large empty office buildings and wide streets (W. Peachtree and Spring are giant car sewers that far south) are largely to blame.

Southern Company Gas' Midtown headquarters is moving from their current 10 Peachtree Place location (Michael Graves building) to the old AT&T building at 725 W. Peachtree in 2026. They are renovating the entire 8 story building prior to the move now so I'm guessing that's why the CFA is closing.

That's a good point, especially being on Cypress where there's almost no foot traffic at all.

Everything seems to gravitate toward Peachtree on that end.

Hopefully, once the proposed residential student high rise on Cypress & 7th and the one under construction on Peachtree and Cypress
will created an increased level of foot traffic towards the North Avenue MARTA station and the soon to be vacant food court.

Developer Plans 144 Apartments Over Retail In Castleberry Hill

https://www.bisnow.com/atlanta/news/...artment-124429

Quote:
Chaz Lazarian, managing director of developer Insignia LLC, filed an application with the City of Atlanta to rezone 523 Whitehall St. from industrial to mixed-use to allow for a 151-unit apartment building with street-level retail.

Lazarian said he assembled three contiguous parcels along Whitehall Street, most of which are undeveloped except for a 10K SF vacant building. The project is named Noellam, according to a press release provided to Bisnow.

While the application allows for up to 151 units, Lazarian said on a phone call Friday that he only plans to develop 144 apartments in the building.

“We own the land, and we anticipate construction to commence summer of 2025,” Insignia General Operation Director Eti Lazarian said in a statement.

Good to see! That whole area over there between Downtown and West End is a hollowed out mess but it has seen some investment recently—Slim & Husky's, Trederick's, Rodney Scott's BBQ, the Met etc. The streets, bike and pedestrian connections are a mess through there though.

CNN Center is getting a major makeover

https://www.bizjournals.com/atlanta/...nn-center.html

Quote:
Come July 1, CP Group will have full control of the building as CNN’s lease officially expires. It has rebranded the property “The Center” and plans to inject it with new capital. It has a joint venture with Miami-based Rialto Capital Management.

The Center currently has about 45,000 square feet of retail. CP Group wants to triple that, bringing in local and national food and beverage operators. So far, its teams say they have fielded interest from enough retailers to fill the space at least two times over.

CP Group said it is now seeing interest from production companies that could use the space for editing, special effects or content creation. Possibilities include podcasts, game shows, commercials or sports programs. The building has features they want such as redundant power, freight elevators and high ceilings. There is enough interest to fill at least 150,000 square feet.

“We brought so many people through here and they’re excited to see intown production space available,” Eachus said. “Usually, they have to drive so far outside the city.”

The production space aspect of the CNN center is so cool to me. Personally, i think they retail aspect of it will mostly remain a touristy thing due to the proximity of the stadiums, convention center, museums, etc. And that is fine frankly. But to see those old CNN production facilities being used by new tenants would be a great utilization of the building.

Also, just happy its getting a second chance at life. A lot of people hate on it, but i think by American standards, its almost like our version of a grand old building or castle in some european town. Massive, and utterly dominates the landscape. As it gets older and more foreign to contemporary architecture, it will increasingly endear itself to the city.

Historic South Downtown Building Once Again Targeted For Hotel Redevelopment

https://www.bisnow.com/atlanta/news/...outique-124500
Quote:
Thrash Group plans to convert the long-dormant 110 Mitchell St., also known as 166 Pryor St., into a 122-room Origin Hotel Atlanta, the hotel brand announced on its website.

Kansas City-based Icon Architecture & Fabrication applied with the city of Atlanta to refurbish 75K SF of the building, from the second to sixth floor, for $4.5M.

Part of the South Downtown district, Wyndham said on its site the hotel is slated to open this summer. Representatives for Thrash and Wyndham didn't return Bisnow's request for comment.

Eye Witness Foot News:

The break on Atlantic Dr was small and repaired. The 11th St is still going strong. I suspect they are working on the Vine City break first to get Downtown up and running.

Did get me some soaked feet in this repot.
