Montgomery County’s rapid residential growth continues as home sales launch at an 840-home master-planned community near Conroe, the Signorelli Co. recently announced.

The first residents are beginning to move into Cielo, which spans 256-acres at 10505 Airport Road in Montgomery County. The community is just outside of Conroe city limits near the Gene Campbell Sports Park, according to Signorelli.

Model homes are now open in the community, where phase one is expected to have 368 homes, Signorelli said.

Homebuilders, including CastleRock, Rauch Coleman Homes and Brightland Homes, are offering several single-family floor plans from 1,248 to 2,817 square feet, or about two to five bedrooms. Home prices range from about $219,000 to nearly $330,000, although one homebuilder hasn’t announced pricing yet.

While Memorial Hermann Sugar Land Hospital makes headway on a $231 million expansion, hospital officials said they hope their neonatal investment will help the hospital's future bid for a higher statewide designation.

In a nutshell

The expansion, which kicked off last April, will almost double the hospital’s number of beds and provide more services for the growing region, said Matt Kelly, vice president of operations for Memorial Hermann Sugar Land Hospital.

“The whole vision of this project is to elevate Sugar Land to become a more comprehensive and complex care community hospital,” he said. “We want to be able to keep our patients in this community, in their community and not have them travel downtown for those higher level services.”

The details


Upon completion in late 2026, the hospital will include:
Roughly 120 more beds, bringing the hospital’s bed capacity to about 300
A third medical plaza with five stories
A six-story parking garage with more than 1,000 additional spots
A seven-story north tower with new medical, surgical and universal beds
An expanded neonatal intensive care unit, general ICU and emergency room
Enhanced operating rooms
Renovated existing spaces
Medical Plaza 3 and the parking garage are set to finish by early July and December, respectively, Kelly said. A third catheter lab will also open in December.

Until the parking garage opens, hospital visitors can use complimentary valet at the hospital's entrances to "minimize that headache" for patients, Kelly said.

"Their experience starts when they step foot on campus, and we want that to be the best experience possible," he said.

PulteGroup Inc. (NYSE: PHM) is developing a 2,500-home community with an active-adult portion outside Sugar Land.

The Atlanta-based homebuilder broke ground last month on 980 acres just south of the intersection of FM 2759 and FM 762 in Fort Bend County.

Of that, 626 acres are for the main Ryehill community, which will have homes built by Pulte and Taylor Morrison. Another 294 acres will include 777 homes built by Pulte's active-adult brand, Del Webb, for people 55 years of age and older. That portion will be called Del Webb Sugar Land at Ryehill.

About 60 acres are reserved for commercial development, Pulte said. The community will also include parks and recreation facilities.

“Ryehill will offer residents a variety of housing options, world-class amenities and a convenient location close to major employers and entertainment destinations,” Lindy Oliva, Houston division president of Pulte Group, said in a statement.

Pulte purchased the land in January. It entered into a developer agreement with the city of Sugar Land for the part of the land that is in the city’s extra-territorial jurisdiction.

As part of the agreement, Pulte will build streets, drainage and utility infrastructure. The agreement also sets up the creation of municipal utility districts to serve the community.

“This agreement provides an opportunity to expand the city’s water and wastewater distribution system, benefiting Sugar Land residents in the area,” Sugar Land Mayor Joe Zimmerman said in a statement. “We are extremely proud of the city representatives' efforts on this project and look forward to our continued partnership with Pulte Group and Taylor Morrison.”

The developer agreement also denotes the community’s minimum lot sizes. Homesites in the Del Webb section will have 40-, 50-, and 65-foot widths. Homes in the rest of Ryehill will have 45- to 60-foot lots. Each house will have a garage for at least two cars.

Pulte is also working with SKLaw, Pape-Dawson Engineers, Oxland Advisors and Wheless Properties for the development.

Pulte has 27 active or future communities across Greater Houston, primarily in the suburbs.

This is the third Del Webb community in Fort Bend County after Del Webb Sweetgrass, just north of Interstate 69 from Ryehill, and Del Webb Fulshear.
