Swede Hill Hotel Site Seeks Rezoning for Downtown-Adjacent Apartment Tower

A rezoning case for an approximately 3.27-acre tract currently occupied by a DoubleTree by Hilton hotel along the I-35 frontage road directly east of downtown Austin could bring a 300-unit apartment tower to the northern edge of the Swede Hill neighborhood, according to the upcoming case agenda of next week’s meeting of the Planning Commission. It’s the second tower planned for the triangular region just east of Oakwood Cemetery where MLK Jr. Boulevard passes over the highway — you may recall that Ledgestone Development Group, owners of the Denny’s restaurant sharing some of the DoubleTree’s parking lot, are also hoping to raise a condo building an estimated 18 floors directly next door. The DoubleTree tract is instead owned by the San Diego-based Pinnacle Holdings, and despite their mutual interest in adding greater density here the neighboring projects appear unrelated for now.

Glad to hear that this is in addition to, rather than replacing, the Denny's tower. The more the merrier, obv. The article also makes the smart point that this is overlooking one of the potential highway caps . . . makes me wonder if this same process starts to be repeated further south, as the city gets its own cap strategy finalized firmed up.

The ABJ is reporting that this will be two towers at about 280'/~25-stories. The project is named Pinnacle Plaza and both towers will consist of residential and hotel components.

The company, which didn't immediately respond to requests for comment, is led by CEO Barry Lall.

I saw the new name and got excited for redevelopment of the Pinnacle site in Oak Hill.

Fun to see proposal life in areas outside DT still churning along
That’s a very rough and rushed concept plan lol
So the building towards the point will be constructed first and the south bldg should be labeled phase two if what they’re saying timeline wise is accurate

I don't think the I-35 expansion is taking a meaningful amount of land from this lot, but at least as I interpret everything, that rendering already takes it into account.

It appears the existing ROW will just be turned into a sidewalk or trail and not affect anything else.

That just means there was an admin issue with the filing most likely and will probably be corrected rather quickly. The city can't reject site plans if the zoning is in place. With that said, developers sometimes don't continue providing the required updates that are needed for approval. There are currently quite a few site plans for large projects that have been "abandoned" by developers before approval due to market conditions.
